Is it right for you?
1400 HiLine has a one acre pool deck on its 6th floor, with skyline views over the freeway. Downtown is a 7 minute drive and Uptown about 9. The elevators are the catch. Residents have written about outages and long waits in every year of reviews, 2026 included, so we'd ask how many cars are running before you sign anything. Hines took over in about April 2026, and the early reviews of the new team are good.
A good fit if
You want a big pool deck with a downtown view: an infinity pool, cabanas, grills and a pickleball court on a one acre deck
You'd like Design District restaurants and showrooms out the door, with Victory Park across the freeway
You want a building for pets: two pets allowed, with an indoor pet park and paw wash in the building
Maybe not if
You need elevators you can count on: reviews from 2015 to 2026 describe outages, 10 to 20 minute waits and people stuck inside
You want a quiet street: the tower sits on the Stemmons Freeway, and the noise score reads busy
You want a secure garage: residents wrote about garage break ins and broken gates in 2019, 2024, 2025 and 2026

Elevator outages are the complaint that never goes away. They show up in every year of reviews from 2015 to 2026, and in March 2026 a visitor was stuck inside for 30 minutes.
Garage break ins
Residents wrote about cars stolen or broken into in the garage in 2019, 2024 and 2025, and about garage gates that don't close in 2026.
City code cases
Dallas 311 logged 36 code compliance requests at the address since October 2020, 13 of them in March 2026. The city's open data doesn't say what they were about.
Noise: busy
The street scores 57 out of 100 (higher is quieter), mostly from traffic. The tower sits right on the Stemmons Freeway, and the northeast end is the side that hears it most. Residents write about fire alarms going off at night, too.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
167 reports in the last 12 months in this small area around the building. 23 were against a person. A typical area this size nearby has 52.
Keep our help free: on your first visit, tell the leasing team you're working with Dallas High Rise Apartments. On your application, choose "Locator" under "How did you hear about us?" and write our name.
Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Reviews say no, and they've said it for a long time. Residents have written about outages since 2015. In May 2024 a resident wrote that all but one elevator had been out for three weeks. In March 2026 a visitor was stuck for 30 minutes until the fire department opened the doors. Others wrote about waits of 10 to 20 minutes. We ask how many cars are running the day of your tour.
Who manages 1400 HiLine now?
Hines, since about April 2026, according to resident reviews. Hasta Capital bought the tower from AMLI Residential in October 2023, and ZRS Management ran it until the spring of 2026. AMLI owned and managed it from 2016 to 2023, when it was called AMLI Design District.
What fees come on top of rent?
The property doesn't post a fee sheet. Apartments.com lists required monthly fees of $80 for amenities, $30 for trash, $5 for pest control and $4.95 for utility billing, plus a stormwater fee with no amount. Water, sewer and the power for the central air are billed by use, you pay the electric company directly, and renters insurance is required. To apply it's $75 per applicant and a $150 admin fee.
How does parking work?
The attached garage is gated and has 664 spaces. Parking is first come, first served, one car per leaseholder, and a reserved space is $100 a month on Apartments.com. There are EV chargers. Residents have written about car break ins and broken garage gates, most recently in September 2026.
Does 1400 HiLine allow pets?
Yes, up to two, and every pet is screened through Pet Screening. The site says aggressive breeds aren't allowed but gives no list. Apartments.com lists a $400 fee and $25 a month per pet, and a 99 pound limit for dogs. There's an indoor pet park with a paw wash and an outdoor pet area.
Where is the pool, and what else is on that floor?
On a one acre deck on the 6th floor, per the Dallas Morning News, with an infinity pool, cabanas, a fire pit, grills and a pickleball court. The gym is on that deck too. Residents wrote in 2025 and 2026 that the pool was closed or green for stretches, so we ask whether it's open before you tour.
