      Is it right for you?

Hanover Turtle Creek is a new 21 floor tower on Turtle Creek Boulevard, next to the creek's parkland and about 5 minutes on foot from the Katy Trail. Every amenity is on the top floor, numbered 22 on the official site, though news coverage counts 21 stories. Its 4.5 Google rating leans on tour reviews. Residents in the first year wrote about unfinished homes, a sprinkler flood and construction next door. That second Hanover tower shares the garage, so ask which side of the building a home faces and what time the crews start.

      A good fit if

      • You want a top floor pool deck, terrace and gym with skyline views
      • You want Turtle Creek's parkland across the boulevard and the Katy Trail at Reverchon Park about 5 minutes on foot
      • You'd use concierge, valet and a package room with cold storage

      Maybe not if

      • You want quiet days: a second tower is going up next door, with noise from 7 AM in 2025 reviews
      • You want a building with its kinks worked out: first year residents describe leaks, a sprinkler flood, fob and Wi-Fi failures
      • You want the posted price to be the start of the math: Hanover's posted prices already include the special

      Construction next door

Hanover's second tower is going up on the lot next door and shares the garage, per reviews from 2025 and 2026.

      First year building problems

A September 2025 sprinkler break flooded many floors; 2025 reviews describe leaks, breakers tripping and fob failures.

      Review pattern

Several days in 2025 and 2026 brought 5 or more 5 star Google reviews at once, mostly from tours. Read the resident reviews first.

      Noise: active

The street scores 73 out of 100 (higher is quieter), mostly from traffic. Construction of the second tower next door brings daytime noise; a 2025 review mentions airplanes overhead too.

      Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

      Police reports

197 reports in the last 12 months in this small area around the building. 31 were against a person. A typical area this size nearby has 52.

      Event nights nearby

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Questions people ask about Hanover Turtle Creek

      Where are the amenities?

All on the top floor, which the official site calls the 22nd floor amenity level (news coverage counts the tower at 21 stories). It has the pool deck and daybeds, and the gym. There's a social lounge with catering kitchens, a work lounge with meeting rooms and a terrace with an outdoor kitchen and fire pits. The pet spa and dog park are listed too, without a floor.

      What does parking cost?

The official site, read in October 2026, lists the first unreserved space at $15 a month and a second at $100, two at most per home. Reserved and EV spaces cost extra. Guests use valet during business hours. A 2025 review says only about five guest spaces are open at night.

What fees come on top of rent?

We haven't found a fee sheet. Zillow lists pets at a $350 fee, a $350 deposit and $25 a month each, up to two dogs and two cats. A 2025 review says internet comes from one provider the building chose. We ask for the full list before you apply. Go by the figures the leasing office quotes.

      Is there construction next door?

Yes. Hanover filed plans in 2023 for a second tower on the lot next door, and it shares the 10 level garage. Reviews in 2025 and 2026 describe construction starting as early as 7 AM, dust on cars in the garage and homes looking onto the site. Dallas 311 logged a construction site complaint at the address on October 14, 2026.

What went wrong in the first year?

Reviews from mid 2025 describe homes and halls not finished at move in and key fobs that didn't open doors. Reviews mention Wi-Fi and cell signal problems, breakers tripping and lost packages. In September 2025 a sprinkler break flooded many floors and some residents moved. A January 2026 review says the building fixed the EV chargers, the mail room and the common area screens.

Do posted prices include the special?

A 2026 review says the prices here are posted with the special already taken off, as on other Hanover sites. The live box on this page treats it that way, so nothing is taken off twice.
