Homes have wall to wall windows, and residents get a pickleball court, saunas and the Tower Club on the 48th floor. Google reviews are mostly 5 stars, but 2026 brought complaints about management turnover and slow replies. Five more floors are being converted, with people living in the tower during the work.

A good fit if

  • You want wall to wall windows in a converted office tower, with full size washers and dryers
  • You'd use a pickleball court, Pilates studio, infrared saunas and the Tower Club on the 48th floor
  • You want 24 hour security and elevators that only open on your own floor

Maybe not if

  • You want a quiet building: since October 2025, five more office floors are being turned into apartments

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Questions people ask about Peridot

Is there construction at Peridot?

Yes. Phase two, turning five more office floors into 105 apartments, started in October 2025, CandysDirt reported. People already live in the tower during the work. We find out which floors are being worked on, and the work hours, before you tour.

What fees come on top of rent?

Gables lists $122.77 a month in required fees: $100 for lifestyle services, $15 trash, $4.77 pest control and a $3 utility fee. Electric, gas, water, sewer and stormwater are billed by use, and liability insurance is required. Parking is $50 a month for the first car and $150 for each one after that. To apply, it's $100, a $350 admin fee and a $1,000 to $2,000 deposit.

What is the Tower Club?

A private social club on the 48th floor of the tower. Peridot residents get access, and the property lists in home dining through it.

How is parking?

The garage inside the tower is shared with offices, two restaurants, a bank and the Tower Club. Residents wrote in 2025 and 2026 that it fills up during events and isn't held for residents. Valet and VIP parking are available.

Does Peridot allow pets?

Yes, two per home, up to 100 lbs each, with breed restrictions. Pet rent is $25 a month and the fee is $500. There's a dog run on the east side of the building, and Main Street Garden's dog run is about six minutes away.

Are the walls thin?

Reviews disagree. One resident wrote in December 2025 that the walls are thick and well insulated. Others in 2025 and 2026 wrote that they hear neighbors through the walls. When we build your list, we look for homes with no shared bedroom wall.
