Is it right for you?

Ardan is a 2018 West Village tower with a 30,000 sq ft pool deck and a 24 hour concierge. Its spa has a sauna and cold plunge. The 3.6 Google rating comes from years of elevator outages, leaks and a spa that was often down under the last manager. Knightvest took over in April 2026 and says it will renovate. Until that work is done, we'd tour it as the building it is today, not the one in the plans.

A good fit if

  • You want a big pool deck and a full spa with sauna, steam room and cold plunge
  • You want West Village's shops and restaurants downstairs and the M-Line trolley through West Village
  • You want a building under a new owner that plans fixes in 2026

Maybe not if

  • You need dependable elevators: reviews from 2022 to 2026 describe weeks with one or none of four working
  • You want a building with a clean record on leaks and mold, which residents raise from 2023 to 2026
  • You want a secure garage: reviews in 2023 and 2024 describe break ins in the garage

What people who live here say

Every written review we found on Google.

62%of the 196 reviews we read gave 4 or 5 stars. Five star reviews jumped after Knightvest took over: 17 in July 2026 and 8 each in June and August. Most thank leasing agents by name, so they tell you more about the office than the elevators.

Each dot is a written review we found. Shading marks the managers as best we can date them. Forest City ran it at opening, Mill Creek Residential from at least July 2020 (its email shows in owner replies), and Knightvest from late March 2026.

Questions people ask about Ardan West Village

Do the elevators work now?

It's the question every review asks. Four elevators serve 389 homes, and residents wrote from 2022 to 2025 about weeks with one or none running. In March 2024 several said the fire department was freeing people almost daily. After Knightvest took over, an April 2026 review said all four were working. A June 2026 review says they're always broken. We ask how many are running the day you tour.

What fees come on top of rent?

Homes.com's fee table, read in October 2026, lists about $127 a month in required fees. That's $75 for amenities, $35 valet trash, $9.83 HOA dues, $5 pest control and a $2.50 service fee, plus a $15 liability program. Utilities are billed by use. Up front: an $85 application fee, a $250 admin fee and a $300 deposit. We ask for the current list before you apply, since the table mixes the old and new managers' fees. Go by the figures the leasing office quotes.

What does parking cost?

Reserved spaces run $45 to $105 a month depending on the garage level, per Homes.com. We didn't find a price for an unreserved space. The garage is shared with West Village retail parking.

Who owns and manages Ardan?

Forest City built it with Cityplace Company and opened it in 2018. Mill Creek Residential managed it from at least 2020 until March 2026, and Knightvest bought it with a deed dated April 1, 2026. Knightvest plans to upgrade the clubhouse, gym, pool area and some homes.

Does the spa work?

Not reliably, by residents' accounts. Reviews from 2020 to 2025 say the sauna, steam room and cold plunge were often closed for repairs. A 2026 review says the sauna and steam room need a deep clean. Knightvest's renovation plan covers the amenity areas, so walk through the spa on your tour and see what's open that day.

Is it noisy?

On the highway side, yes: a 2025 review from the 16th floor facing US 75 says it was loud at night. The pool deck draws crowds on summer weekends, per earlier reviews.
