Is it right for you?
Cirque is an older Victory Park tower with 252 homes, floor to ceiling windows, hardwood floors and big downtown views. It has daily valet, a 24 hour concierge and an infinity edge pool. The arena is across the street and Tom Thumb is about three minutes on foot. Resident reviews in 2026 are rough: elevators out for long stretches, broken garage gates and renovation work, under a management change. Ride the elevator on your tour and look at the garage gate on the way out.
A good fit if
You want a downtown skyline view through floor to ceiling windows
You'd use the arena across the street and Victory Park's restaurants on foot
You want valet, a 24 hour concierge and a washer and dryer in every home
Maybe not if
You need working elevators: residents in 2026 describe one of three running and long waits
You want quiet nights: game and concert traffic at the arena brings honking and crowds
You want low fees: six required monthly fees add $138 before electric, water and insurance

Review bursts
The 5 star Google reviews tend to land in same day bursts naming a leasing agent or a resident event, 15 of them on April 26, 2024. An October 2026 review says a review was required to join a resident event.
Noise: busy
The street scores 65 out of 100 (higher is quieter), mostly from traffic. The American Airlines Center is across the street, and residents say game nights bring heavy traffic and honking late into the night. Renovation work ran inside and outside the building in 2026.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
490 reports in the last 12 months in this small area around the building. 69 were against a person. A typical area this size nearby has 51.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

I&G Direct Real Estate sold it to a partnership led by Madera Residential in June 2023, the Dallas Morning News reported. Madera ran it after that. A May 2026 review says Greystar has taken over, and HAR's listing names Greystar too. The official site names no manager, so we're checking.
What fees come on top of rent?
The fee guide on the official site, read October 30, 2026, lists six required monthly fees that come to $138. They're concierge $57, trash $28, smart home $25, package $20, pest control $5 and a $3 stormwater fee. Electric and water are billed by use, and renters insurance is required. The application fee is $125 and the admin fee $250.
How does parking work?
Valet runs daily from 7 am to 11 pm. The fee guide lists reserved spaces at $150 a month and garages at $350. Reviews mention only about 10 visitor spaces and garage gates that are often broken.
What's the elevator situation?
It's the top complaint. Reviews from May to October 2026 describe one of three elevators working for long stretches, with waits up to 20 minutes at rush hour. We ask the property where repairs stand before you tour, and we'd want that answer in writing.
Does Cirque allow pets?
Yes. The fee guide lists a $500 pet fee, $25 a month in pet rent and a $28 pet management fee per lease. There's a dog run on the amenity deck, which a 2024 review places on the seventh floor.
What happened in 2017?
A sprinkler pipe burst in late summer 2017 and damaged a large share of the homes, residents wrote, and many had to move out. Repairs and a renovation ran into 2020, with jackhammering on some floors.
