Is it right for you?
Ascent is a 2017 Greystar tower in the middle of Victory Park, across the street from the arena. It has an infinity edge pool, a rooftop gym and a golf simulator lounge. Google reviewers rate it 4.0. Car break ins in the garage are the complaint that won't go away. And on game nights the street stays loud until about 10:30, one resident wrote, so ask for a home on the side away from the arena.
A good fit if

The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. What fees come on top of rent?
Greystar posts them. As of October 2026 the required monthly fees come to about $137. That's a $60 community amenity fee, $30 doorstep trash, $20 parking, $16.75 boiler management, $5 pest control and $5.56 in utility admin fees. Gas, electric, water and stormwater are billed by use, and renters liability insurance is required. Up front, it's $30 to register for packages and $25 per access device.
What do reviews say about garage break ins?
It's the most repeated complaint. Reviews from 2019 through January 2026 describe car windows smashed and things stolen. In October 2025 several trucks were hit in one night, on levels that need a key. Residents say cameras cover the elevator areas but not the parking. If you lease here, keep nothing in your car.
How loud are arena nights?
Loud on the arena side. A 2022 resident wrote that fans leaving American Airlines Center keep the street noisy until about 10:30 on game nights. Event traffic and street closings come up in other reviews. The Mavericks and Stars both play there, so that's a lot of nights from October to April.
Where is the gym?
On the roof. Greystar lists a rooftop 24 hour gym. Residents mention a golf simulator lounge, an infinity edge pool with grills and a fire pit, and an enclosed dog park.
Who owns and manages Ascent?
Greystar manages it, and The Dallas Central Appraisal District has listed the owner in care of Greystar every year since 2019. The tower was put up for sale in June 2023, but the county shows no change of owner. A December 2025 review says a new site team arrived.
