Is it right for you?
East Quarter Residences has big balconies, downtown views, an 8th floor pool deck and a resident bar. One garage space comes with each home. Leasing staff get steady praise. The weak spots in reviews are the two main elevators, a garage gate that breaks often, and towing of guests. Walk the hallway near the trash room on your floor before you pick a home; two 2026 reviews say the smell carries.
A good fit if
You want a balcony with turf and downtown views, with homes starting on the 8th floor
You'd use an 8th floor pool deck with a resident bar, cabanas and grill suites
You want to walk to the Farmers Market, Harwood Park and Deep Ellum, all within about 10 minutes
Maybe not if
You want short elevator waits: residents say one of two main elevators was out four months or more in late 2024 and early 2025
You want room for visitors' cars: residents write about towing and limited guest parking from 2022 to 2026
You want a 24 hour front desk: residents wrote in 2023 and 2024 that overnight concierge hours were cut

Two main elevators serve the homes. Residents wrote that one was out for more than four months in late 2024 and early 2025, and outages came up again in spring 2026.
Garage gate and towing
Reviews from 2022 to July 2026 describe a garage gate that breaks often, cars broken into and guests towed. A 2024 review says the building doesn't own the lower garage floors.
Trash odor
Two April 2026 reviews from former residents describe a strong trash smell on floors near the trash room, even inside homes. We ask which homes sit next to it.
Noise: busy
The street scores 64 out of 100 (higher is quieter), mostly from traffic. Reviews mention fire alarms that went off for long stretches in 2025; few noise complaints otherwise.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports

Questions people ask about East Quarter Residences
What fees come on top of rent?
The official fee list, read in October 2026, has $150 a month in required fees: a $114 amenity fee, $30 trash and $6 pest control. Package concierge is optional at $20 a month. One garage space comes with each home; another is $75 a month, a reserved space $100 and a private garage $500. To apply, it's $100 per person plus a $150 admin fee per person, and the deposit runs $500 to $1,000 by home size.
Are the elevators reliable?
It's the most common complaint. The tower has two main elevators. Residents wrote that one was out for more than four months in late 2024 and early 2025, with waits of up to 20 minutes. Outages come up again in reviews from April and May 2026. We ask whether both cars are running before your tour.
Is parking included?
One garage space comes with each home, per the official fee list. Reviews from 2022 to July 2026 say the garage gate breaks often and guests get towed. A 2024 review says the lower garage floors belong to someone else. Plan on guest parking being tight.
Where is the pool?
On the 8th floor amenity deck, with cabanas, bungalows, grill suites, fireplaces and a resident bar. Homes start on the 8th floor too. The gym is in the restored Meletio Electric Building next door.
Does East Quarter Residences allow dogs?
Yes, up to two pets. Each is $400 up front, $25 a month and $20 for screening. Many breeds aren't allowed, including pit bull types, German shepherds, huskies, Dobermans, rottweilers and chows. A vet letter is required. The building has a dog spa and dog park, and Harwood Park is about 4 minutes away.
Who owns the building?
Todd Interests built it with J.P. Morgan Asset Management. In December 2025 the Dallas Morning News reported that Todd was selling its share of the East Quarter to that partner. ZRS Management runs the apartments.
