Reviews from 2022 to October 2026 describe resident elevators out of service and long waits, worse on weekend nights when a car goes to Monarch. A December 2022 review describes a car dropping several floors with the rider trapped.

Every home here pays $36 a month in fees on top of rent, plus a monthly amenity fee. The property doesn't publish an amount for that. Totals are for the lowest priced home of each size.
On top of that: parking from $125 a month if you have a car, renters insurance, and utilities. Utility bills depend on how much you use.
FAQ: "Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease."

The National is a landmark tower with hotel style service and a big amenity deck on the 9th floor. Its record is rough: years of elevator outages, summers without cooling and management changes that took perks away. Reviews since ZRS took over in early 2026 are much better, but elevator complaints haven't stopped. On October 31, 2026 one bedrooms started at $2,445 with up to eight weeks free. The building hasn't been through a full summer under the new team yet, so we'd ask about cooling before the view.
Every written review we found on two sites.
“We’ve had several different management companies and some ups and downs, but the new ZRS team is amazing!”
“all 4 resident elevators have only worked twice here in the 3 years I’ve been here”
“no AC in the TX heat for 2 full months”

Reviews from 2022 to October 2026 describe resident elevators out of service and long waits, worse on weekend nights when a car goes to Monarch. A December 2022 review describes a car dropping several floors with the rider trapped.
The lender took the tower at foreclosure in February 2026, and residents counted three management changes in about a year before ZRS took over. Residents say perks promised at signing, like hotel credits and a house car, were dropped. Get anything promised in writing in the lease itself, not in an email from leasing.
Residents have written about a broken garage gate from 2022 to January 2026 and leaks in the garage that damaged cars.
The street scores 66 out of 100 (higher is quieter), mostly from traffic. Downtown streets, valet traffic on Elm Street and the restaurant crowds in the lobby. One 2025 review says the building makes noise in high wind and the walls carry neighbors' sound.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
1,139 reports in the last 12 months in this small area around the building. 324 were against a person. A typical area this size nearby has 52.

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

An affiliate of Starwood Property Trust, the lender, took the tower at a foreclosure auction in early February 2026, The Real Deal reported. ZRS Management runs the apartments, and a resident wrote in September 2026 that the ZRS team had turned things around over the past six months. Before that, residents counted three management changes in about a year.
Not on the record so far. Elevator outages are the most common complaint in reviews from 2022 to 2026, with waits of 10 to 30 minutes. In December 2022 a resident described a car that dropped several floors. Residents say one of their elevators is given over to the Monarch restaurant on weekend nights. A resident wrote on October 14, 2026 that the elevators seemed to be out half the time. We ask how many cars are running before your tour, and if you're looking above the 30th floor we'd ask twice.
Apartments.com lists a $30 trash fee and a $6 pest control fee each month, plus an amenity fee that varies by home and isn't published. Garage parking is $125 a month, or $150 for a tandem space. Pets are $350 each up front and $25 a month. To apply, the official site lists a $100 application fee, a $250 admin fee and a deposit of $150 to $1,000. Renters insurance with $100,000 of liability coverage is required.
We can't confirm it. Residents wrote about homes at 78 to 83 degrees for weeks in the summer of 2022 and again in 2023. In 2025 a penthouse had no cooling for two months. We haven't seen the complaint in reviews from 2026, but the building hasn't had a full summer under the new manager yet.
Yes. Dogs and cats are $350 each up front and $25 a month. The breed list is long: pit bull types, German shepherds, huskies, Dobermans, rottweilers and chows aren't allowed, and a vet's letter is required. The 9th floor has an indoor and outdoor dog park. The site still lists dog daycare, but a resident wrote in October 2026 that the dog concierge had moved out.
Not anymore, a resident says. They wrote on October 12, 2026 asking the building to bring back free guest parking. Garage spaces for residents are $125 a month, and guests use the valet at the street.
