Is it right for you?
AMLI Fountain Place is a 45 floor tower. Its builder, Walsh Group, said it was the tallest building put up in downtown Dallas in more than 30 years when it topped out in 2019. Floor to ceiling glass, a sky lounge on the 45th floor, a pool deck above the garage. Residents keep writing about the same weak spot, four elevators for 45 floors, and the wait at 8 in the morning is what we'd test on a tour.
A good fit if
- You want big views from floor to ceiling windows, with homes starting above a nine level garage
- You'd use a 45th floor sky lounge, a pool with cabanas and a golf simulator
- You want Klyde Warren Park about 11 minutes on foot and the Arts District starting a few blocks east
Maybe not if
- You need short elevator waits: four cars serve 45 floors, and outages come up from 2020 to 2026
- You want a heated pool or a large gym: a 2025 resident wrote the pool isn't heated and the gym is small
- You want parking included: reserved spaces and private garages cost extra, and visitors who don't register get booted

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. Questions people ask about AMLI Fountain Place
How are the elevators at AMLI Fountain Place?
It's the top complaint. Four elevators serve 45 floors, and residents wrote from 2020 to 2026 about long waits, cars out of service and people stuck. A December 2022 review describes months of elevator rope repairs. A January 2026 review says the fire department has had to free people stuck inside. We ask how many cars are running before your tour, and we'd time the ride down from a high floor.
What fees come on top of rent?
AMLI's own site, read in October 2026, shows a Total Monthly Price $103 above base rent on every plan. So expect about $103 a month in required fees. The only one it names is a $3 utility billing fee. A locator's fee table from October 2026 lists a $200 application fee, a $400 admin fee and a deposit of $1,000 to $6,500. Reserved parking is $100 to $225 a month and a private garage is $350.
What floor is the pool on?
AMLI doesn't publish it. A 2023 resident wrote that the pool is on the 10th floor, just above the nine level garage. The sky lounge is on the 45th floor. A 2025 review says the pool isn't heated.
What do reviews say about break ins?
Reviews are mixed. Several residents wrote about break ins in early 2021, and a 2023 review mentions car break ins in the garage. A January 2026 review says windows were shot out more than once. Other residents say they feel secure with fob access to their own floor only.
Does AMLI Fountain Place allow pets?
Yes. A locator's October 2026 fee table lists a $425 pet fee and $25 a month pet rent. There's a private dog park in the building.
Who owns and manages it?
AMLI Residential built it and manages it. The Dallas Central Appraisal District lists the owner as PPF AMLI 1800 Field Street LLC.
