Is it right for you?
Atelier is a 41 floor tower beside Klyde Warren Park, with white oak floors, paneled Bosch kitchens and an 11th floor pool deck. Since May 2026, residents have written that two or three of its four elevators are often out for weeks, with waits of 15 minutes or more. The homes haven't changed. The building around them is the question in 2026, and we'd want to know how many cars are moving before you sign.
A good fit if
You want Klyde Warren Park and the Arts District at your door
You want a high floor view from a 41 floor tower, with homes starting on the 12th floor
You'd use a big amenity deck: infinity pool, cabanas, outdoor kitchen, coworking rooms and a pet spa on floor 11
Maybe not if
You need short elevator waits: residents wrote from May to October 2026 that only one or two of four were running
You want guest parking: reviews say guest parking went from about 6 spaces to none
You want a quiet home: residents wrote about US 75 and freeway noise and concerts across Pearl Street

The street scores 64 out of 100 (higher is quieter), mostly from traffic. The noise score is busy. Residents name US 75 and Woodall Rodgers traffic, concerts across Pearl Street, church bells and Arts District events.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. Not reliably in 2026. From May 2026 residents wrote that two or three of the four elevators were out for weeks, with 15 to 30 minute waits. Reviews from September and October 2026 say only one works most of the time. Residents wrote about elevator outages in earlier years too. We ask how many cars are running before you tour.
What fees come on top of rent?
The property's fee calculator, read October 30, 2026, adds $150 a month to every lease: a $115 amenity fee, $30 trash and $5 pest control. A reserved parking space is $210 a month and each added vehicle $75. To apply, it's $125 per applicant, a $350 admin fee and a $300 deposit, which can change with screening.
Who manages Atelier now?
Willow Bridge Property Company, since the start of 2026. ZRS Management ran it from opening for the developer, ZOM Living. Reviews turned sharply negative after the change, with complaints about elevators, slow maintenance tickets and dirty common areas.
Where do guests park?
Barely anywhere on site. Reviews from 2023 and 2024 say guest parking went from about 6 spaces to none, and guests pay at nearby garages. The building has two underground parking levels for residents.
Is Atelier noisy?
Some sides more than others. Residents wrote about US 75 and freeway noise, concerts across Pearl Street that run until 10 pm, church bells and events at Klyde Warren Park and the Arts District. If you sleep lightly, we'd ask for a home on the side away from Pearl Street.
Are the Flora Lofts part of the same building?
Yes. The 53 Flora Lofts sit on floors 2 to 5 above the street level shops. The 364 tower homes run from the 12th floor up to the penthouse level. Lofts have exposed concrete and a more open layout.
