Is it right for you?
The Arcadian's best feature is a private gate onto the Katy Trail. It has a two story gym, a pool and a rooftop deck too. Under Greystar, many former residents fought move out charges. Since the 2025 change, the office gets steady praise. Residents still complain about the main elevator, parking given to the restaurant's valet and slow replies.
A good fit if
You want your own gate onto the Katy Trail for runs and rides
You want a two story gym with a spin room and a rooftop deck
You want a 2016 building on the Katy Trail, with Victory Park's restaurants about 20 minutes on foot
Maybe not if
You want reliable elevators: residents wrote about the main elevator out for weeks in 2025 and October 2026
You need easy parking: parking is paid, and residents say spaces went to the restaurant's valet in 2025
You want to walk to groceries: the closest is about 22 minutes on foot

Parking is paid. An August 2025 review says nearly 60 spaces were given to the restaurant's valet and half the garage is reserved. Another says the remote gate was removed.
Move out charges under the old manager
From 2023 to early 2025, many former residents disputed carpet and cleaning charges billed by Greystar. Take dated photos of your home when you move in and out.
Noise: busy
The street scores 60 out of 100 (higher is quieter), mostly from traffic. West side homes face toward Stemmons Freeway. Reviews from 2023 complained about late music from a bar in the building. Dallas 311 shows one or two police noise complaints a year since 2023.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Game and event nights at the American Airlines Center. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. Questions people ask about The Arcadian in Victory Park
Is The Arcadian the same building as The Alexan?
Yes. It opened in 2016 as The Alexan, managed by Greystar. New management took over in early 2025 and renamed it The Arcadian, and Apartments.com now lists Magnolia Capital as the manager. A November 2025 review says it was bought by Goldman Sachs. We haven't confirmed the owner.
What fees come on top of rent?
Apartments.com lists a $35 application fee per applicant and a $150 admin fee. Parking is $50 to $100 a month in the surface lot or $125 in the garage. Pets are $400 each up front and $20 a month. No required monthly fees are listed there, but the property's own fee guide may show more, so we check it with the office before you apply.
Can I get to the Katy Trail from the building?
Yes. The property advertises direct Katy Trail access, and residents mention a keypad entrance to the trail. One resident in August 2026 asked the property to fix that keypad.
Are the elevators reliable?
Not all the time. Residents wrote that the main elevator was out for over two weeks in August 2025 and again in October 2026. A four year resident wrote in September 2025 that it breaks often. Another resident wrote in March 2026 that outages get fixed quickly. We ask the office about it before your tour.
What about move out charges?
Under Greystar, from 2023 to early 2025, many former residents wrote that they were charged for carpet, cleaning and damage at move out. We haven't seen that complaint since the 2025 management change, but take dated photos at move in and move out.
Does The Arcadian allow dogs?
Yes, up to two pets at $400 each up front and $20 a month. Rottweilers, Dobermans, pit bull and Staffordshire types, chows, Presa Canarios, Akitas, malamutes, wolf hybrids and their mixes aren't allowed. There's a bark park on site and the Katy Trail out the gate.
