Is it right for you?
The Statler is a restored mid century landmark across from Main Street Garden Park. A hotel, restaurants and a rooftop pool bar share the building. On October 31, 2026 one bedrooms started at $1,733, with studios from $1,494. Tour reviews are glowing, but residents in 2025 and 2026 describe AC failures, water shutoffs and elevator waits. The management team changed in mid 2026, and it's too soon to say whether that fixed the building: nobody has lived through a summer with the new team yet.
A good fit if
You want a hotel downstairs: the Statler's restaurants, bars and rooftop pool bar share the building
You'd like valet parking in a private covered garage and a concierge desk
You want a dog run nearby: Main Street Garden Park is about three minutes away, with Harwood Park about five
Maybe not if
You need dependable AC and hot water: residents in 2025 and 2026 describe repeated failures and water shutoffs
You want windows that open: residents note the windows don't open
You want fees in writing up front: the property publishes no fee list

Residents in 2025 and 2026 describe repeated AC failures, water shutoffs and long waits when only one of three elevators runs.
Late deposit refunds
Two 2026 reviews say deposits came back 30 to more than 100 days after move out.
Noise: active
The street scores 69 out of 100 (higher is quieter), mostly from traffic. The hotel's bars are in the building and downtown streets run on every side; few residents complain about noise, but hotel events and valet traffic come with the building.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
884 reports in the last 12 months in this small area around the building. 209 were against a person. A typical area this size nearby has 52.

Building systems. Residents in 2025 and 2026 wrote about AC out for days, hot water problems and water shutoffs. In one year, one resident counted 13 shutoffs and 12 days with only one of three elevators running. Others mention leaks and maintenance requests closed without a fix. Dallas 311 logged 9 code concerns at the address in 2026 through September. The concierge gets praise in the same reviews; the building, not the people, is the complaint.
What fees come on top of rent?
The property publishes no fee list, and we found no fee table on listing sites that it confirms. Valet parking in a covered garage is listed as an amenity without a price; an October 2026 resident mentioned paying for a designated space. We get the full fee list before you apply.
Do residents get to use the hotel?
Partly. The Statler hotel's restaurants and bars, including the Waterproof rooftop pool bar and a speakeasy, are in the same building, and residents write about using them. The residents' pool is shared with hotel guests, and an owner reply in 2021 said residents may bring one guest. We ask how the hotel schedules the deck before you tour.
Who runs The Statler Residences?
Cushman & Wakefield manages the residences, and Centurion American owns the building. Residents describe a new management team taking over in mid 2026.
How does parking work?
Residents get valet parking in a private, covered garage, with the entrance off Jackson Street. A 2025 review called that entry dark, and a 2026 resident wrote that other cars sometimes take assigned spaces.
Does The Statler allow pets?
Yes, the property says it's pet friendly, but it doesn't publish limits or fees, and listing sites disagree on the amounts. Main Street Garden Park's dog run is across the street. We confirm the pet terms before you apply.
