Is it right for you?
Cortland M-Line puts you on the trolley line between West Village and downtown. It has a rooftop lounge, a washer and dryer in every home and a concierge desk residents praise by name. The catch is the elevators. Residents wrote in fall 2026 that they break down weekly, and that every car was out at once more than once. If you love the building, a low floor in the tower or a home in the lower wing, which has its own elevators, takes some of the sting out.
A good fit if
You want the free M-Line trolley at your door, with West Village and Whole Foods about 11 minutes on foot and the Katy Trail a few blocks west
You'd use a rooftop lounge with a bartender, a pool deck facing downtown and a two story gym with free classes
You want a concierge desk around the clock and a full size washer and dryer in your home
Maybe not if
You need dependable elevators: in September and October 2026 residents wrote about weekly outages and all three tower cars down at once
You want easy guest parking: guests wrote in 2025 and 2026 about $87 to $97 tickets from the garage's parking vendor
You want a gym that stays cool: a resident wrote that the glass walled gym tops 83 degrees in summer

Elevator complaints run from 2019 to 2026 and spiked in fall 2026. Residents wrote about weekly outages, all three tower cars out at once and a fire department rescue. Homes in the lower wing use separate elevators.
Guest parking tickets
A parking vendor runs the garage's visitor spaces. Guests wrote in 2025 and 2026 about $87 to $97 tickets issued within minutes, even after validating at the restaurant.
Noise: active
The street scores 72 out of 100 (higher is quieter), mostly from traffic. McKinney Avenue is a busy street with the trolley out front, but residents call this stretch quiet, away from the bars further south.

Cortland folds its required monthly fees into the price it advertises but doesn't list them one by one. On the floor plans page in October 2026, every plan's price with fees was $146 a month over its base rent, one and two bedrooms alike. So plan on $146 a month on top of base rent. Utilities billed by use are extra. Renters insurance with $300,000 of liability coverage is required, or Cortland's liability program at $15 a month. The deposit depends on your credit and can be $0 through Jetty.
Are the elevators reliable?
Not lately. Residents wrote in September and October 2026 that the tower's elevators go down weekly or monthly. They say all of them were out on October 4, 2026, and the fire department had to free people stuck in a car. Some residents in early 2026 said outages were short and one car usually worked. We ask how many cars are running before your tour. A lower floor helps.
Is parking included?
Yes. Resident parking in the gated garage is free, with EV chargers. You can rent a reserved single or tandem space for a monthly fee the property doesn't publish. A parking vendor runs the visitor and restaurant spaces outside the gate. Guests wrote in 2025 and 2026 about $87 to $97 tickets, so have visitors validate right away.
Does Cortland M-Line allow pets?
Yes, up to two cats or dogs, each up to 80 pounds. It's a $500 fee and $30 a month per pet. Rottweilers, Chows, Presa Canarios, Dobermans, Akitas, pit bull breeds, Cane Corsos and Mastiffs aren't accepted. There's a leash free bark park, and Turtle Creek is about a 10 minute walk.
What's on the roof?
A sky lounge and cocktail bar for residents, with a fire pit and views of downtown and Uptown. Residents mention a bartender and events, and one wished it were open more hours. Penthouse homes on the top floor get their own sky deck and housekeeping.
Who owns and manages it?
Cortland owns and runs it and renamed it Cortland M-Line around the end of 2021. High Street Residential, part of Trammell Crow Company, built it with Principal Real Estate Investors as M-Line Tower in 2017. Greystar managed it first and ZRS took over in 2019. Most reviews in the Cortland years are 5 stars; the 1 star reviews are mostly about the elevators.
