Is it right for you?
Manor House is one of the cheaper downtown high rises, about two minutes on foot from the AT&T Discovery District. Nearly every home has a balcony, and there's a rooftop pool, valet and a concierge desk. The building is 60 years old and reviews show it: roaches come up from 2019 to 2026, bed bugs in 2025 and 2026. Living Residential took over in about May 2026, too recently to judge.
A good fit if
- You want a balcony on a downtown high rise: every home has one except on the 4th floor, a 10 year resident wrote
- You want downtown on foot: the AT&T Discovery District and Main Street restaurants are about two minutes away on foot
- You'd use 24 hour valet and a concierge desk in the lobby

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. Does Manor House have a pest problem?
Reviews say yes. Residents wrote about roaches from 2019 through 2026, and about bed bugs in 2021, 2025 and July and August 2026. The fee table lists a $4 monthly pest control charge. Before you sign, we ask the office when the home you want was last treated.
What fees come on top of rent?
Apartments.com lists required monthly fees of $12 for trash, $6 for a service fee and $4 for pest control, plus a $15 liability insurance fee. The property bills electric, gas, water and sewer by use. To apply it's $60 per applicant and a $150 admin fee, with a $750 deposit.
How does parking work?
Parking is 24 hour valet into the garage, which has a 6 foot 4 inch height limit. Apartments.com lists $155 a month for the garage and a $125 a month valet fee paid to an outside company. We check whether you pay both. Reviews mention valet damage and long waits for the car.
Does Manor House allow pets?
Yes, up to two cats or dogs, with a 40 pound limit. The site lists a $500 one time fee and $60 a month in pet rent. It bans pit bulls, Staffordshire terriers, Rottweilers, Dobermans, chows, spitz, Akitas and bull mastiffs.
Who manages Manor House?
Living Residential, since about May 2026, according to Apartments.com and resident reviews. Harbor Group International and Emerald Equity Group owned it from 2018 and ran it as HG Living. They put it up for sale in December 2022. We found no news of a sale since.
How old is the building?
It opened in 1966 as downtown's first modern high rise apartment building, the Dallas Morning News says, and it's still the longest running one there. The owners put more than $3 million into a renovation in 2019.
