Lease length moves the price more than the floor does. The 2,274 sq ft penthouse lists at $10,000 on its cheapest lease term and $12,000 on a 12 month lease. Ask for the price on every term before you pick one.

The price of a higher floor

Too few available homes share a floor plan here today to read a floor premium.

      Is it right for you?

The McKenzie has big homes, about 1,600 square feet on average by the developer's count. It has valet, a concierge desk and a busy calendar of resident events. Google reviews are almost all 5 stars, and the resident events get more praise than the pool. Few homes are open at a time, so the choice on any given day is small: on October 31, 2026 only two bedrooms and up were listed, from $6,450 for 1,432 square feet.

      A good fit if

      • You want a big floor plan: the developer says homes average about 1,600 square feet and the smallest one bedrooms start near 1,100
      • You'd use 24 hour valet and a concierge desk, with free valet for guests
      • You want Knox Street restaurants and the Katy Trail about 12 minutes away on foot, with Highland Park across the street

      Maybe not if

      • You want plenty of choice today: only a handful of homes are listed open at a time, and leasing is by appointment
      • You need a set pet policy in writing: pet fees and limits aren't published
      • You want a quiet edge of town: the noise score rates the street busy, mostly from traffic

      Few available homes

Only a handful of homes are listed open at a time, so a size you want may not be open today. We watch the list for you, and we ask for waitlist quotes too: the office quotes plans that aren't open yet.

      Noise: busy

The street scores 65 out of 100 (higher is quieter), mostly from traffic. Harvard Avenue is a neighborhood street, but the noise score rates it busy, from Knox Street and McKinney Avenue traffic.

      Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Questions people ask about The McKenzie

How much is rent at The McKenzie?

Its own site lists each available home with its rent, and the price box on this page reads that list every day. Only a few homes are open at a time. The other plans show a waitlist quote, which we don't count as an available home.

What fees come on top of rent?

There's no published fee sheet. Apartments.com says its listed prices include required monthly fees of $76 to $162 depending on the home, without saying what they are. We ask for the itemized fees, parking and pet charges before you apply.

      How does parking work?

Residents can use the 24 hour valet or park themselves in the controlled access garage. Reserved spaces and private garages are for lease, and guests get free valet. There are EV chargers run through the Xeal app.

Where are the pool and gym?

On the third floor amenity level, with the pool, cabanas, fire pits and fitness center, per PaperCity's 2019 tour. The pool is open 10 am to 10 pm, and the gym and other amenity rooms are open around the clock, per the property's FAQ.

      Does The McKenzie allow pets?

Yes. The site calls it pet friendly, and there's a dog wash on the lobby level. But it doesn't publish pet fees, weight limits or breed rules. We check your pet's details with the property before you apply.

      Who manages The McKenzie?

StreetLights Residential, which developed the tower and has run it since it opened. We found no sale. Reviews from 2019 to 2026 name the same two event hosts, Sam and Tammy, which points to a steady team.
