      Is it right for you?

Lone Star Gas Lofts turned downtown's art deco Lone Star Gas buildings into apartments, a block from Main Street Garden. It has a 1930s lobby, polished concrete floors and a washer and dryer in every home. About half the homes have income limits. Reviews going back to 2017 complain about fire alarms at night, smoke through the vents and old windows.

      A good fit if

      • You want a historic art deco building with its original lobby
      • You want Main Street Garden's dog park a block away and the Farmers Market about 10 minutes on foot
      • You want a washer and dryer, granite and concrete floors in a downtown loft

      Maybe not if

      • You want quiet nights: reviews from 2017 to 2023 describe fire alarms going off at night
      • You want a smoke free home: residents in 2018 and 2023 wrote about cigarette smoke coming through vents
      • You want tight windows: the historic windows let in heat and noise, 2019 and 2023 reviews say

      Fire alarms

Reviews from 2017, 2019 and 2023 describe alarms at 3 or 4 AM, sometimes weekly.

      Smoke through vents

Residents in 2018 and 2023 wrote that smoke from other homes came in through the air vents.

      Noise: active

The street scores 69 out of 100 (higher is quieter), mostly from traffic. Downtown traffic is right outside. A 2019 review mentions construction at the Statler across the street, and the noise residents bring up most is the fire alarms at night.

      Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Questions people ask about Lone Star Gas Lofts Phase II

      Is this income restricted housing?

Partly. The Dallas Morning News reported in 2013 that 51% of Phase II's 123 homes would be for moderate incomes. Phase I next door is a tax credit building with 107 homes at 30% to 60% of area income. We sort out with the office which homes are market rate and what the income limits are before you apply.

What fees come on top of rent?

We haven't found a fee sheet, and the official site lists no amounts. The only figures are in old reviews, so we confirm parking, pet and application costs with the office before you apply. The office's figures are the ones that count.

      How does parking work?

Residents park in the building's limited access garage. Guests use a surface lot on Jackson Street between Harwood and St. Paul, the official site says. Reviews from 2015 and 2017 describe guest cars towed from it after 2 hours, so warn your guests.

      What is the building's history?

Lang & Witchell designed the 1924 Dallas Gas building and the 1931 Lone Star Gas tower. The tower is one of downtown's art deco landmarks. Hamilton Properties and Central Dallas CDC converted them with HUD loan guarantees and historic tax credits. That came after Phase I turned the 1979 office tower into apartments.

      What do residents complain about?

Fire alarms at night (2017, 2019, 2023), cigarette smoke through vents (2018, 2023) and old windows that let in heat (2019, 2023). Older reviews add guest towing and rent payable only by check.
