No special on our last check. Checked November 4, 2026. "Nearby, typical" is the middle rent for similar homes within 0.5 to 0.75 miles. The 3 bedroom listed is a 2,298 sq ft penthouse, so the nearby number for 3 bedrooms isn't a fair match.

Maybe not if
You want a west view that stays open: a new tower on the park's north edge is blocking part of it, a resident wrote in November 2025
You want fees in writing before you tour: the property publishes no monthly fee amounts or parking price
You want quiet streets: the tower faces Woodall Rodgers Freeway under the park and the park's crowds and events

Questions people ask about Residences at Park District
What fees come on top of rent?
The property doesn't publish its monthly fees. HAR.com's listing, checked October 30, 2026, shows a $99 application fee, a $250 admin fee, a deposit from $500 and $25 a month in pet rent. Parking and valet prices aren't published either. We get the current fee sheet from the office before you apply.
What's on the 6th floor?
The amenity deck. It has an infinity edge pool with cabanas, fire pits and grills, plus a sky terrace that looks at downtown. And there's a lounge with a catering kitchen and a coffee bar. A resident wrote in July 2025 that the coffee bars in the lobby and on the 6th floor are often out of order.
Is the view going to change?
Part of it. A resident wrote in November 2025 that a new tower on the north side of Klyde Warren Park is blocking the west facing view. Southwest facing homes look straight across the park to downtown. The change is at the west end of that view, so we check what the exact home sees before you tour.
How does parking and delivery work?
There's a residents only garage with controlled access, plus a doorman and valet. Staff bring deliveries up to your door, a resident wrote in July 2025. A delivery driver wrote in 2026 that they were turned away from the curb, so expect drivers to use the pickup spot.
Does Residences at Park District allow pets?
Yes, cats and dogs. HAR.com lists $25 a month in pet rent. The property doesn't publish a pet limit, fee or breed rules, so we check those for your pet before you apply. There's a rooftop dog park and a pet spa in the building, and Klyde Warren's dog park is about 2 minutes away.
Who manages the building?
HAR.com lists FirstService Residential. Trammell Crow's High Street Residential built the tower with MetLife and opened it in May 2018. Residents name the concierge, door staff, maintenance and events team in most reviews.
