Two towers of 27 and 28 floors on Hi Line Drive in the Design District, across the street from Virgin Hotels. Urby built and runs them. There's a heated courtyard pool, a big gym and The Meteor cafe at the base.

Is it right for you?
Dallas Urby is a pair of high rises in the Design District. It has a front desk staffed around the clock, a large gym and a cafe in the building. Residents praise the front desk team by name in nearly every review. But 2026 reviews report mold and water in Tower 2 homes, and a live music venue across the creek is loud on weekend nights. Tour on a Friday evening if you can. You'll hear the venue, or not, from the balcony of the home you're looking at.
A good fit if
You'd use a real gym: free weights, racks, a turf area and fitness classes, with a yoga studio next door
You want a cafe and bike shop in the building and the Trinity Strand Trail out back, with the Katy Trail on the way to Reverchon Park, about 12 minutes on foot
You want a building for pets: up to two, with a dog park and a grooming station on site
Maybe not if
You want a quiet home facing the creek: the AM/FM venue plays live music Thursday to Sunday evenings, until about 10 pm, residents say
You need roomy parking: residents call the garage spaces tight, and guest parking on the first level fills up
You want a big home: residents call the apartments small, and the largest plan listed is 932 sq ft

Four reviews from March to July 2026 report mold. An August 2026 resident describes water in Tower 2 homes from the air conditioning system, with air movers running in bedrooms. We ask which homes were affected and what was replaced.
Theft from the bike room and garage
Two residents wrote in 2025 that electric bikes were stolen from bike storage, and 2026 reviews report car break ins in the garage.
Wind
Three residents wrote in 2026 that wind between the towers blows across the pool and the garage walk and keeps the front doors from closing.
Noise: active
The street scores 68 out of 100 (higher is quieter), mostly from traffic. Homes facing Turtle Creek hear live music from the AM/FM venue Thursday to Sunday evenings, and the towers sit by Stemmons Freeway.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
248 reports in the last 12 months in this small area around the building. 24 were against a person. A typical area this size nearby has 54.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Inside, most residents say no: several call the windows soundproof against freeway traffic. The exception is live music from the AM/FM venue (formerly Ferris Wheelers) across Turtle Creek. Residents whose homes face it wrote in January, February and March 2026 that bands play Thursday to Sunday evenings, and one wrote that music stops by about 10 pm. Tower 1 and some Tower 2 plans don't face it, so we look for homes on the far side for you.
What fees come on top of rent?
Apartments.com's fee table, read October 30, 2026, lists a monthly amenity fee of $100 to $125, and pet rent of $50 a month per pet, up to two pets. To apply, it's $125 per applicant and a $250 admin fee. Electric and water are billed by use. The property doesn't post a parking price, and each resident gets an assigned garage space at move in. We ask for the amenity fee on the home you pick. Go by the figure the leasing office quotes.
Have there been mold or water problems?
Yes, in 2026. Four Google reviews from March to July 2026 report mold in units. A resident wrote in August 2026 about water in Tower 2 homes that came from the air conditioning system, with drying equipment set up overnight. Other residents in 2025 and 2026 praise maintenance as fast. We ask the office which homes were affected before you tour.
How is parking?
The garage has nine levels and each resident gets an assigned space. Residents say the spaces are tight for larger cars and trucks, and you can ask for a larger one. Guests park on the first level, which is often full, and street parking out front is ticketed.
What do reviews say about theft?
There's a 24/7 welcome desk and a security team at night, and residents mention both often. Reviews from 2025 and 2026 report two electric bikes stolen from the bike room and car break ins in the garage. Others mention doors the wind holds open and fewer desk hours in Tower 2. If you ride, keep the bike inside your home.
Does Dallas Urby allow pets?
Yes, up to two pets, at $50 a month each per the Apartments.com fee table. No one time pet fee or breed rules are published, so we ask the property about your pet before you apply. There's a dog park and a grooming station on site, and Reverchon Park is about 12 minutes away on foot.
