Is it right for you?

Mosaic Dallas is two converted office towers in the middle of downtown, with big loft style homes, a rooftop pool and a DART station across the street. Its Google rating is 3.4 from 465 reviews, and the elevators are the main reason. Residents from 2020 to 2026 describe most of the seven out at once.

A good fit if

  • You want a large home downtown: studios here run over 1,100 sq ft, with loft layouts and tall ceilings
  • You want light rail at the door: the Akard Station is across the street, with four light rail lines
  • You'd use a rooftop pool and a big gym with a turf area and a putting green

Maybe not if

  • You want elevators you can count on: residents report one or two of seven elevators running at times, and freight elevators down for months in 2026
  • You want no breed limits: the list includes German Shepherds, Huskies and Pit Bull breeds

Questions people ask about Mosaic Dallas

Are the elevators really that bad?

Reviews say they're the biggest problem. Residents wrote from 2020 through October 2026 that at times only one or two of the seven passenger elevators worked. They describe waits of 10 to 15 minutes and walking down as many as 30 floors. A September 2026 resident wrote that the freight elevators had been out for four to five months. Some months are better. We ask the office which cars are running before you tour. A lower floor keeps the stairs an option.

What fees come on top of rent?

The property's own fee table, checked October 30, 2026, lists $58 a month in required fees: $25 for package service, $20 trash, $10 recycling and $3 pest control. Parking is $60 to $135 a month, with valet at extra cost. The deposit is $150 to $350. The site's own prices already include the $58. The prices on this page are base rent, so we add the fees in just once.

Does Mosaic Dallas allow pets?

Yes, up to two indoor pets, with a $500 fee per animal and $40 a month each. The breed list is long: Akitas, Malamutes, Pit Bull breeds, Bullmastiffs, Shar Peis, Dalmatians, Dobermans, Rottweilers, Huskies, Chows and German Shepherds and their mixes aren't allowed. You'll need a letter from your vet too. There's an indoor dog park. Residents say it needs better cleaning.

In those years the building went through the February 2021 freeze, a summer 2021 fire and days without power and water. Hamilton Properties turned the old Fidelity Union Life offices into apartments in 2007.

What security does the building have?

A 24 hour concierge and controlled access doors. Residents in 2025 and 2026 still wrote about car break ins, people getting inside who don't live there and incidents on nearby streets. We ask the office what's changed before you tour.

Why are the studios so big?

The towers were offices until 1992, when the last big tenant left, so each floor is wide and deep. The site lists its S2 studio at 1,103 sq ft, and loft, townhome and penthouse plans are bigger. Some homes have balconies or indoor solariums.
