The price of a higher floor

Too few available homes share a floor plan here today to read a floor premium.

Is it right for you?

The Sinclair is one of downtown's best known office towers, turned into apartments about four minutes on foot from Pacific Plaza. It has big glass walls, a full amenity floor and a staffed lobby. Reviews are strong on the staff and the gym. On October 31, 2026 one bedrooms started at $2,839 for 1,125 square feet, big for downtown at about $2.52 a square foot. The complaints are valet ending at 6 pm, elevator outages and sound between homes on the converted floors.

A good fit if

  • You want floor to ceiling glass high over downtown, in a tower that's only been homes since 2024
  • You'd use a whole amenity floor: pool, a big gym, steam rooms, saunas, a library and lounges
  • You want a 24 hour concierge and package lockers in a staffed lobby

Maybe not if

  • You want valet late at night: residents say valet ends at 6 pm and food deliveries aren't brought up after hours
  • You want solid walls between homes: a 2025 reviewer said neighbors' voices and phones carried through the walls
  • You want a dog park out the door: the closest dog run, Main Street Garden Park, is about seven minutes away

Homes sit on floors built as offices. A May 2026 resident in an east facing home said the AC couldn't keep the home at the set temperature. An October 2026 resident said the elevators are often down.

Noise: active

Questions people ask about The Sinclair Residences

Was The Sinclair built as apartments?

No. It's the former Energy Plaza, a 49 story office tower designed by I.M. Pei & Partners and finished in 1983. Todd Interests spent more than $300 million converting it, and it reopened in 2024 with offices below and apartments above.

What fees come on top of rent?

Zillow's listing, read in October 2026, shows a $60 technology fee, $30 trash and $5 pest control each month, plus electric and water. A compact parking space is $50 a month and large storage $200. To apply, it's $100 and a $250 admin fee. We confirm the current list with the property before you apply. Go by the figures the leasing office quotes.

How late does valet run?

Residents say valet ends at 6 pm, and in 2025 and 2026 reviews they note the concierge doesn't bring up food deliveries after hours. A 2025 resident added that the side garage is open to the public, so reserved parking isn't set up on arrival.

Is it quiet inside?

Mostly. One January 2025 reviewer wrote that on the converted office floors, neighbors' voices and phones came through the walls, and they broke the lease. Other residents call the building quiet. Office floors were never framed for bedrooms, so we ask how the walls between homes were built for the one you're looking at. Tour it on a weeknight when the neighbors are home.

Does The Sinclair allow pets?

Yes. Zillow lists a $400 fee and $20 a month per pet. Weight and breed rules aren't published, so we check them before you apply. Main Street Garden Park's dog run is about seven minutes away.

Who manages The Sinclair?

ZRS Management runs the apartments for the developer, Todd Interests. Reviews name Connie as manager in 2025 and 2026.
