The Victor is a 39 floor Victory Park tower with valet parking, a pool deck and a lounge on the 37th level. Residents praise the staff in review after review, though 63 of the 5 star reviews came in one burst in late 2022. On October 31, 2026 one bedrooms started at $2,857 for 872 square feet, with up to eight weeks free on select homes. A good fit if
You want Mavs and Stars games and concerts on foot: American Airlines Center is right across Victory Plaza
You want valet and a concierge, with deliveries held at the desk and storage rooms you can rent
You want a lounge high up: Vic's Lounge and Skyline Terrace sit on the 37th level
Maybe not if
You want to park your own car: parking here is valet only, and guest parking costs extra
You want low monthly fees: the listing shows $190 to $220 a month in required fees before parking
You want a quiet home: a 2024 resident wrote about thin walls and noise from neighbors

63 five star Google reviews came in November and December 2022, which a resident tied to a ticket raffle.
Noise: busy
The street scores 65 out of 100 (higher is quieter), mostly from traffic. American Airlines Center events bring crowds to Victory Plaza, and Stemmons Freeway runs along the west side.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
385 reports in the last 12 months in this small area around the building. 48 were against a person. A typical area this size nearby has 52.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Apartments.com's fee table, read October 30, 2026, lists a community amenity fee of $125 to $155 a month. Add $35 trash, $16.65 boiler management, $7 pest control and a $6 utility billing fee, and it's about $190 to $220 a month in all. Renters insurance is required, and electric, water, gas and HVAC are billed by use. To apply, it's $150 plus a $350 admin fee, with a deposit of $500 to $1,500.
How does parking work?
Parking is valet. The fee table lists parking at $120 a month, a reserved space at $150 and a private garage at $450. A 2024 resident wrote that guest parking is paid, and a 2023 resident found the driveway hard to get in and out of at busy times.
Can you trust the 5 star reviews?
Mostly, with a caution. 63 five star Google reviews came in November and December 2022, and a resident wrote then that a raffle for basketball tickets was behind the run. Of the 114 reviews since January 2023, 102 are 5 stars, and they name the leasing team and the general manager, so we weigh those more. Skip the two months of raffle reviews and the record is still good, just quieter.
Does The Victor allow pets?
Yes, up to two dogs or cats. The fee table lists a $400 pet fee and $40 a month in pet rent. It says breed and weight rules may apply, so we check your dog with the office before you apply. There's a private dog park and a grooming room, and Klyde Warren's dog park is about 12 minutes away.
What's on the 37th level?
Vic's Lounge and Skyline Terrace, a shared space for residents with views across the city. The pool, poolside dining room and dog park are on the lower roof at the base of the tower. The gym, golf simulator and coworking rooms are inside.
Can delivery drivers come up?
No. Residents wrote in 2024 and 2025 that food deliveries now stop at the front desk. A delivery driver wrote in April 2025 about being told to leave food in the lobby. Some residents like the rule. Plan on an elevator ride for every order, which matters more on the 35th floor than the 9th.
