    Is it right for you?

Twelve Cowboys Way is the only apartment tower at The Star, about four minutes on foot from its restaurants and the Cowboys' headquarters. It's a 2020 concrete building with 158 homes, floor to ceiling windows and a staffed lobby. Reviews are strong on the concierge and the resident events. On October 31, 2026 one bedrooms started at $2,908 for 775 square feet, about $600 above The Monarch across Warren Parkway in HALL Park. The complaints are tollway noise and fees that aren't posted.

    A good fit if

    • You want The Star at your door: restaurants, the Omni Frisco Hotel and the Ford Center are about four to five minutes on foot
    • You want a staffed lobby: a concierge desk around the clock, plus valet parking on Friday and Saturday
    • You want a Cowboys Fit membership and a covered pool on the sixth floor terrace

    Maybe not if

    • You need a quiet bedroom on the tollway side: residents from 2022 to 2026 say Dallas North Tollway traffic carries inside
    • You want every fee posted up front: the property publishes no fee sheet, and a resident describes a monthly amenity fee that rose
    • You want a big gym in the building: one 2026 reviewer calls the gym small and points to the Cowboys Fit membership instead

    Fees aren't posted

No fee sheet is published. A 2025 resident review describes a monthly amenity fee that rose from $125 to $200. A March 2026 reviewer lost a $500 application deposit after backing out.

    Event nights at The Star

The Ford Center and The Star's restaurants are next door, so game and concert nights bring crowds and traffic.

    Noise: active

The street scores 68 out of 100 (higher is quieter), mostly from traffic. The Dallas North Tollway is just east of the tower. Residents from 2022 to 2026 say its traffic carries inside. Noise between homes is low, thanks to the concrete build.

    Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Keep our help free: on your first visit, tell the leasing team you're working with Dallas High Rise Apartments. On your application, choose "Locator" under "How did you hear about us?" and write our name.

Questions people ask about Twelve Cowboys Way

What fees come on top of rent?

The property doesn't publish a fee sheet. Listing sites show a $100 application fee per applicant, a $500 application deposit and an admin fee listed as $250 on one site and $50 on another. A 2025 resident review describes a monthly amenity fee that went from $125 to $200, and renters insurance is required. We get the full fee list for you before you apply.

    Is it loud?

Between homes, residents say it's quiet: reviews from 2022 and 2023 credit the concrete build. Outside noise is the issue. Reviews from December 2022, March 2026 and October 2026 say Dallas North Tollway traffic is noticeable inside, worst at night. Homes facing west over The Star are farther from the tollway. If you're a light sleeper, ask for a west facing bedroom and tour it with the windows shut at rush hour.

    What comes with living here?

A concierge desk around the clock, a covered pool on the sixth floor terrace, a Cowboys Fit membership, conference rooms, monthly resident events, and a dog park with a pet elevator. The property lists priority on the Cowboys season ticket waitlist and practice viewing days.

Does Twelve Cowboys Way allow pets?

Yes, two pets per home with no breed restrictions or weight limits, the property says. Listing sites show a $200 deposit and $300 fee per pet and $20 a month pet rent. There's a dog park on site and Kaleidoscope Park is about eight minutes away.

    How does parking work?

Each home gets enclosed, covered and assigned parking in the garage, and valet is offered Friday and Saturday. The property doesn't publish a parking price. One October 2026 review says an assigned spot had been given to two residents.

    When are tours?

The office is open Monday to Friday, 9 a.m. to 6 p.m., with Saturday by appointment only and Sunday closed. Two reviews from November 2025 and March 2026 say walk ins waited in the lobby, so book ahead.
