The price of a higher floor

Too few available homes share a floor plan here today to read a floor premium.

Is it right for you?

Novel Turtle Creek is a smaller, newer tower on a quiet street off Turtle Creek, about five minutes on foot from Tom Thumb. It has a 5th floor pool deck, valet and a concierge. Residents like the staff, the fresh flowers and the events. The recent complaints are about reaching the office, and about fees since Greystar took over.

A good fit if

  • You want a quieter street in the Turtle Creek and Oak Lawn area, with a grocery about five minutes away on foot
  • You'd use one amenity deck on the 5th floor: pool, outdoor kitchens and the gym together
  • You'd like resident events and a staffed lobby with valet

Maybe not if

  • You want management easy to reach: reviews from 2024 to 2026 say the office was hard to get hold of
  • You want low monthly fees: listings show a $150 amenity fee plus pest control and trash
  • You want a big park at the door: Turtle Creek Park is about 14 minutes on foot
