Live Grandscape is the only high rise in The Colony, a 2022 tower with 345 homes right inside Grandscape. Each home has a glass enclosed balcony and a washer and dryer. Residents like the location, the pool and the concierge. The complaints: upkeep, the EV chargers and an amenity fee that has climbed to $225 a month.
A good fit if
- You want Grandscape at your door: Thirsty Lion, Tande and JĀKÖ are about a minute's walk
- You want a balcony and in home laundry: glass enclosed balconies and full size washers and dryers

Questions people ask about Live Grandscape
What fees come on top of rent?
The fee calculator on the property's floor plans page lists a $225 monthly amenity fee. Trash, internet, community, pest control and package fees are listed as required too, with no amounts next to them. We get the real numbers from the office before you apply. The office's figures are the ones that count. Residents wrote in 2025 that the amenity fee went from $125 to $175 to $225. To apply, it's $75, a $200 admin fee and a $200 refundable hold fee, with a $350 to $1,500 deposit.
Is EV charging a problem?
Reviews say yes. A March 2026 resident counted 12 chargers, nine of them for Teslas, with only some working. Reviews from 2025 describe constant waiting and app alerts to move cars. If you drive an electric car, we ask the office how many chargers are working the week you tour.
Who manages Live Grandscape?
South Oxford Management, since Beachwold Residential bought the tower in June 2023. Reviews from 2024 say the onsite manager changed several times after that. Lanoha Development built it.
Does Live Grandscape allow pets?
Yes. The fee calculator shows $25 a month pet rent and a $500 pet fee. Every household goes through Pet Screening, which lists the restricted breeds. There's a bark park and a grooming station on site.
Is it loud?
Outside, yes, on weekends. Grandscape runs concerts and the crowds come with them, and one 2025 resident liked hearing the Friday night music from the balcony. Inside is quieter. One 2025 reviewer heard little from the neighbors, another heard footsteps from upstairs, so a top floor home takes that one off the list.
When can I tour?
The office is open Monday to Friday 9 a.m. to 6 p.m., Saturday 10 a.m. to 5 p.m. and Sunday 1 to 5 p.m. A 2025 reviewer said self guided tours ask for a card number.
