Height here doesn't set the price as much as you'd expect. The same plan can cost more on a lower floor than a higher one, so compare homes, not plans.
30 available homes, November 4, 2026. Lowest rent on a 12 to 15 month lease, before the special.
Every home here pays $174 a month in fees on top of rent. Totals are for the lowest priced home of each size.
On top of that: parking from $50 a month if you have a car, renters insurance, and utilities. Utility bills depend on how much you use.
"The lease requires a minimum of $100K in liability insurance coverage. Residents may obtain this coverage through a provider of their choice. Windsor offers an optional insurance program that meets the lease requirement for $15.75/month per policy." Non compliance: "$10.75 / Per Unit" monthly.

Glass House has floor to ceiling glass and downtown views, about 13 minutes on foot from Klyde Warren Park. Residents praise the concierge team by name. Its elevators are the problem. Residents from 2021 to 2026 say the cars are rarely all running, and in 2023 several described free falls caught by the brakes. Recent 5 star reviews are mostly tours. The view from a high floor here is the real thing; the ride up to it is what we'd test.

“Glass House by Windsor is a beautiful, secure and impeccably clean luxury hi-rise with stunning views and perfect Katy trail access.”
“Even worse, during the last months the situation has gotten so bad that people are free falling several floors, only saved by the emergency brakes.”

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. Not by residents' accounts. Reviews from 2021 to September 2026 say the four elevators, three plus a service car, are rarely all working. Waits run 10 to 20 minutes at rush hour. In October 2023 two residents wrote that people in the building had ridden elevators that dropped several floors before the brakes caught. We ask how many cars are running before you tour.
Windsor's Costs Overview, dated October 30, 2026, lists $174 a month in required fees. That's $65 for building Wi-Fi, a $60 amenity fee, $35 trash, a $7 utility admin fee, $4 gas and $3 pest control. Electric, water and sewer are billed by use. Liability insurance is required; Windsor's plan is $15.75 a month. Garage parking is $50 unreserved or $100 reserved. To move in: a $50 application fee per person, a $300 application deposit toward rent, a $300 admin fee and a $20 utility setup fee.
There are two garage entrances, and reviews from 2022 to October 2026 say one is often broken, with the building waiting on parts. A 2023 resident wrote about broken car windows and theft, and a 2026 resident called the broken doors a security problem.
Yes. The Costs Overview lists a $500 fee and $40 a month per pet. There's a dog wash and an enclosed dog park, though a November 2025 review says the dog park needs work. Limits and breed rules aren't on the pages we read, so we ask the property about your pet.
Windsor, GID's property management company. GID lists the building among its properties. We found no sale. Residents praise the concierge team and maintenance staff by name, and several long time residents wrote in 2024 and 2025 that upkeep had slipped.
Some residents say so. A June 2026 review describes water noise through the concrete from the home above, plus loud neighbors and dogs. Reviews from 2023 to 2026 describe false fire alarms, and a September 2026 resident wrote that the alarms stop the elevators.
