Is it right for you?
Whitney Uptown is the cheapest way into a high rise on McKinney Avenue. On October 31, 2026 its lowest listed one bedroom was $1,485, about $500 under the next cheapest of the six McKinney Avenue towers we track. It has renovated homes, views and restaurants on every side. The building itself is the problem. Through 2025 and 2026, residents wrote about only one of three elevators working for weeks at a time, plus floods, pests and broken doors. The site says a full elevator upgrade is underway.
A good fit if
You want McKinney Avenue at the front door: the trolley, restaurants and the Katy Trail a block away
You'd take a renovated home in a 1986 tower to pay less than in Uptown's newer buildings
You want a fifth floor pool deck with grills and a view of Uptown
Maybe not if
You need working elevators: residents wrote of one of three running for weeks at a time in 2025 and 2026, and all three down in August 2026
You want a building in good repair: reviews in 2025 and 2026 report floods, roaches, mold and AC out for weeks
You want a secure lobby: residents wrote about broken entry and garage doors and people sleeping in the stairwells

Residents wrote of weeks with one of three elevators running in 2025 and 2026. The property says an elevator upgrade is underway.
Repairs and pests
Reviews from 2025 and 2026 report flooding in homes and the garage, a day without water in October 2026, AC out for weeks, mold and roaches.
City code cases
Dallas 311 logged 167 code compliance requests at the address since November 2020, 33 of them in February and March 2026. The city's open data doesn't say what they were about.
For sale
The owner listed the tower with Institutional Property Advisors in March 2026. A sale could bring a new manager mid lease.
Noise: active
The street scores 71 out of 100 (higher is quieter), mostly from traffic. McKinney Avenue's bars and the trolley line are right outside, and a 2026 resident wrote that the windows let in rain, construction and airplane noise.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
298 reports in the last 12 months in this small area around the building. 46 were against a person. A typical area this size nearby has 52.

Not reliably, by residents' accounts. Reviews describe one of three elevators running for weeks in February and March 2025. A July 2026 review says only one had worked since October 2025, and all three were down in August 2026. The site says a full elevator upgrade is underway but gives no end date. We ask how many cars are running before your tour, and until the upgrade is finished we'd look at floors 6 to 9 here and walk the stairwell on the tour.
What fees come on top of rent?
Apartments.com lists required monthly fees of $90 for amenities, $30 for valet trash, $10 for open parking, $5 for pest control, $3.99 for a rent service fee and $0.25 for drainage. The open parking fee is waived if you rent a reserved space. Electric, water and sewer are billed by use. To apply it's $85 per applicant and a $250 admin fee.
How does parking work?
There's a garage. Open parking is a required $10 a month on Apartments.com, and a reserved space is $175 a month and waives the open parking fee. There are Xeal EV chargers. Residents wrote about car break ins and broken garage doors in 2025 and 2026.
Who owns and manages Whitney Uptown?
An affiliate of The Kor Group has owned it since Gables Residential sold it in July 2021. Lincoln managed it at first, and Avenue5 Residential took over in December 2023. Institutional Property Advisors listed the tower for sale in March 2026, so a new owner may come.
Does Whitney Uptown allow pets?
Yes, but Apartments.com lists a long set of restricted dog breeds, including pit bulls, German shepherds, huskies, Dobermans and Great Danes. Pet screening is $30 a year per pet. Pet fees and pet rent aren't published, so we confirm them before you apply.
Where is the pool?
On a fifth floor deck with grills and a view of Uptown, per the owner's project page. There's a 24 hour fitness center and a resident lounge. Reviews from 2022 say the pool and gym were closed for months during the renovation.
