Is it right for you?
Gables Park 17 is a 2010 Gables tower at the south end of Uptown. It has a 7th floor saltwater pool, a 24 hour concierge and one parking space in the rent. Google reviewers rate it 4.2. Elevator outages are the complaint that keeps coming back. The building had two generator fires after the 2021 freeze, and homes are being renovated now. The posted total price with fees and a parking space is the easiest number in Uptown to compare, so start there.
A good fit if
You want a total monthly price posted up front, with the required fees and a parking space included
You'd use a 7th floor saltwater pool, a yoga room and a dog park on one amenity level
You want to walk to Klyde Warren Park, the Arts District and the arena
Maybe not if
You need short elevator waits: reviews from 2019 to 2025 describe one or two of the four out for weeks
You want a newer building: the homes date to 2010 and renovation is still under way
You want grass at the door: a 2025 review says the block has no lawn and the garage dog park smells

Reviews from 2019 to 2025 describe weeks with only one or two of four elevators running.
Fires and power
A generator fire after the February 2021 freeze sent residents to hotels for about three weeks. Later reviews describe a second fire and a 2024 evacuation.
Garage break ins
Reviews from 2019, 2021, 2022 and 2024 describe car break ins and thefts in the garage.
Noise: busy
The street scores 63 out of 100 (higher is quieter), mostly from traffic. Woodall Rodgers Freeway runs along the southwest side, and Uptown's bars start a minute or two up Cedar Springs Road. A 2023 review says bass from neighbors' speakers carries through walls.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
404 reports in the last 12 months in this small area around the building. 72 were against a person. A typical area this size nearby has 52.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Price per square foot of the cheapest home of each size, today.
Gables posts them. As of October 2026 the required monthly fees come to $104.51: lifestyle services $65, valet trash $35, a $3 utility administration fee and pest control $1.51. The total monthly price on the page already includes them. Electric, gas, water, sewer, stormwater and trash are billed by use, and liability insurance is required. Up front: a $90 application fee, a $365 admin fee and a $1,000 application deposit that becomes the security deposit.
Is parking included?
One unreserved space comes with the rent, per Gables' fee table. Extra spaces cost more, and Gables only says the price varies. Visitors use the public garage kiosk.
Do the elevators work?
It's the most repeated complaint. Reviews from 2019 to 2025 describe the four elevators running one or two short for weeks, and the freight elevator down on move days. A May 2025 review says all four were working again. Book the freight elevator early and confirm it the day before.
What happened in the 2021 freeze?
Residents wrote in March 2021 that when power came back after the February storm, a surge set the generator on fire and smoke filled the building. Gables put residents in hotels for about three weeks, paid a daily food allowance and waived March rent, one resident wrote. Later reviews describe a second fire, the pool out into summer 2021 and a building evacuation in 2024.
Where are the pool and dog park?
Reviews put the saltwater pool, gym, club rooms and a dog park on the 7th floor. A 2025 review says the dog park is in the resident garage and smells, and that the block has no grass. Pets are $500 each plus $25 a month.
Are the homes renovated?
Some. Gables lists renovated plans beside original ones, and the photos here show an original kitchen. A May 2026 review says renovations were still going, with only two maintenance staff on site at the time. We ask which finish a home has. Stand in that exact home before you sign.
