The Katy is a 2017 tower in Victory Park with a 7th floor dog park, a 9th floor terrace and a 24 hour concierge. Google reviewers rate it highly. On October 31, 2026 one bedrooms started at $2,320 for 688 square feet, with studios from $1,850. The recurring complaints are guest parking on arena nights, move out charges for floor scratches, and noise from the highway and rail lines on one side.
A good fit if
- You want room to run a dog: a 6,000 sq ft dog park on the 7th floor and a grooming station
- You want the Katy Trail right across the street and the American Airlines Center down Victory Avenue
- You'd use a 24 hour concierge, a lobby coffee bar and a 9th floor terrace with skyline views

Former residents wrote in 2021 and 2024 about large charges for floor scratches. Photos at both ends of the lease help.

Reviews in 2019, 2022 and 2023 mention only one or two elevators running for more than 400 homes. A 2024 review says one bank serves only the lower floors.

The street scores 62 out of 100 (higher is quieter), mostly from traffic. Homes facing the highway and rail lines hear traffic and trains; arena events bring traffic and crowds to the streets around it.

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Where is the dog park at The Katy?
On the 7th floor. The listing calls it a 6,000 sq ft rooftop dog park, and residents from 2022 to 2026 call it the best feature of the building. The building has a dog grooming station. Reviews say it's cleaned every morning, though a 2019 review said it was often dirty.
What fees come on top of rent?
We haven't found the property's own fee sheet. UMoveFree, read in October 2026, lists a $30 monthly trash fee and a $100 application fee. Pets are $500 each plus $25 a month, two at most. Residents mention paying for parking, but we found no current price, so we confirm the full list before you apply. Go by the figures the leasing office quotes.
Is guest parking a problem?
It's the most common complaint. Reviews from 2019 to 2025 say there are about 30 visitor spaces and they fill up during American Airlines Center events. Guests get towed or pay for a garage in Victory Park. Dallas 311 has logged 58 parking complaints at the address since 2021.
What do residents say about moving out?
Several reviews from 2021 and 2024 describe charges for scratches on the wood style floors at move out, from about $979 to $4,000. Take dated photos of every floor board at move in and again at move out, and send the move in set to the office in writing. It's the cheapest insurance in this building.
Is it noisy?
On some sides, yes. Residents on the highway side wrote in 2020 and 2023 that highway and train noise carry, even to a 30th floor penthouse. You hear the highway at the pool, too. Others mention thin walls between homes. Ask for a home facing the trail or the arena side, and open the balcony door on the tour.
Who manages The Katy?
Genesis Residential, the developer Genesis Real Estate Group's own management arm, runs it now, per Genesis's site. Greystar ran the opening in 2017, and Kairoi Residential managed it from late 2018 until at least 2025.
