Is it right for you?
3700M sits in West Village, with Toastique about 2 minutes away on foot and Hudson House about 4. Its 7th floor now works like a members club, with a bar, pool, sauna, cold plunges and pickleball. Recent reviews love the bar and the events. The years since 2022 brought four managers, a long renovation and a foreclosure threat. Some residents say outside members and private events crowd the amenities they pay $150 a month for.
A good fit if
You want West Village at your door: Hudson House is about 4 minutes away on foot and the McKinney Avenue restaurants are all around
You'd use a social 7th floor: a coffee and cocktail bar, pool, sauna and cold plunges, pickleball and a TechnoGym gym
You'd use coworking on the ground floor, with desks and private offices you can rent
Maybe not if
You want amenities just for residents: outside members can buy 7th floor access and private events close parts of it, per 2025 and 2026 reviews
You want a settled building: four managers since 2022, a long renovation and a 2024 foreclosure threat before a 2025 preferred equity deal
You want low monthly add ons: required fees come to $205.50 a month, most of it the $150 amenity fee

Brookfield sold in February 2022. A foreclosure auction was scheduled for July 2024. In September 2025 Cortland and Declaration Partners invested preferred equity in the tower, with plans to upgrade amenities and renovate homes. Rangewater, Greystar and Cortland have managed it in turn.
Shared amenities
Reviews from 2025 and 2026 say outside members and private events crowd the 7th floor amenities. Some say the sauna and hot tub were out for months at times.
AC in summer
Residents wrote in 2025 and October 2026 that their AC failed in summer heat, one for 8 days in August 2026.
Noise: active
The street scores 69 out of 100 (higher is quieter), mostly from traffic. Residents mention pool music on the 7th floor in summer. Dallas 311 logged six chronic noise complaints at the address from 2021 to September 2026.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Price per square foot of the cheapest home of each size, today.
Apartments.com, read in October 2026, lists $205.50 a month in required fees: a $150 amenity fee, $35.50 valet trash, a $15 trash hauler fee and $5 pest control. A $15 monthly liability protection charge is listed too. To apply, it's $75 per applicant and a $250 admin fee. Reserved parking is $100 a month and storage runs $40 to $160.
Can people who don't live here use the amenities?
Yes, by residents' accounts. Reviews from November 2025 and March 2026 say management sells memberships to non residents and rents out the 7th floor for private events. They say the yoga room opens only for scheduled events. Other residents love the bar and the events. We ask how often the floor is booked before you sign.
Who owns and runs 3700M?
Companies tied to Vero Sade bought the tower from Brookfield in February 2022, and WFAA reported a foreclosure auction set for July 2024 after a $15 million renovation. In September 2025 Cortland and Declaration Partners invested in the tower through preferred equity, which isn't a sale. They plan to upgrade the amenities and renovate homes, Multifamily Executive reported. Cortland runs it now. Rangewater managed it from 2022 into 2023 and Greystar from 2023 into 2025.
Are the elevators reliable?
They were a big problem during the 2022 and 2023 renovation, when residents wrote about both elevators down and 20 minute waits. Fewer reviews mention it since, but a resident wrote in October 2026 that elevators were down for hours after a fire alarm.
Does 3700M allow pets?
Yes, two pets up to 80 pounds each, per the official site. It's a $500 fee and $25 a month per pet. Rottweilers, chows, Presa Canarios, Dobermans, Akitas, pit bull types, Cane Corsos and mastiffs aren't allowed. There's a covered dog park, and Cole Park is about 11 minutes away on foot.
Are the homes renovated?
Some are. The plan list shows plans named Renovated next to original ones. Residents say original homes are still leased, some without bedroom ceiling fans or lights and with older washers and thermostats. We ask which kind a home is before you tour.
