    Is it right for you?

The Kirby is one of downtown's oldest towers, on the busiest stretch of Main Street. The marble lobby under its vaulted glass ceiling is the showpiece. The homes behind it are cut from 1913 office floors, so plans vary a lot from one to the next, with exposed brick or concrete in some and original hardwood in others. On October 31, 2026 studios started at $1,290 and one bedrooms at $1,515. Recent reviews are split. Tour reviews praise the leasing team, and residents write about the garage elevator being out for months, roaches and leaks.

    A good fit if

    • You want a real 1913 loft: original hardwood floors, exposed brick or concrete ceilings and tall windows in some homes
    • You'd use a rooftop pool, spa and outdoor kitchen looking up at the downtown towers
    • You want to walk everywhere: The Joule is across the street, CVS is a minute away and the DART rail runs two blocks north on Pacific Avenue

    Maybe not if

    • You want easy parking: residents wrote that the garage elevator has been out for months at a time, in 2023 and from late 2025 into 2026. There's no guest parking
    • You want a building with no pest complaints: reviews from 2023 to September 2026 describe German roaches
    • You want room for a big dog: the limit is two pets at 35 pounds each, with a breed list

    Garage elevator outages

The garage connects to the building only by its own elevator. Residents report it out for months in 2023 and from late 2025 into 2026, so they had to walk outside and up the garage stairs.

    Pests and leaks

Reviews from 2023 to September 2026 describe German roaches that monthly pest control hasn't cleared, and a March 2026 resident counted six leaks in six months. Dallas 311 logged 13 code concerns at the address in 2026 through October 6.

    Car break ins

Residents wrote from 2020 to 2026 about cars keyed or broken into in the garage and gates left open.

    Noise: busy

The street scores 65 out of 100 (higher is quieter), mostly from traffic. Main Street and Akard Street are busy at night, and residents describe engines, music and shouting late. Dallas 311 logged three chronic noise complaints at the address from 2021 to 2025.

    Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

    Police reports

1,030 reports in the last 12 months in this small area around the building. 301 were against a person. A typical area this size nearby has 52.

    Event nights nearby

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Questions people ask about The Kirby

Is the garage elevator working at The Kirby?

It has a long history of outages. The garage is a separate building, reached by an elevator to the 5th floor. When it's down, residents walk outside, around the block and up the garage stairs. Residents wrote that it was out for 8 months in 2023. Reviews from December 2025, March 2026 and August 2026 say it had been out since late 2025. We check whether it's running before you tour, and if you drive every day we'd make the lease depend on the answer.

What fees come on top of rent?

The Standards and Fees page, read in October 2026, lists no fixed monthly fee. A billing company charges for water, sewer, trash and pest control by use, plus a utility billing fee, and you set up electric yourself. Renters insurance with $100,000 in liability is required. Parking is $60 a month uncovered, $85 covered or $115 in the penthouse garage. To apply, it's $75 per applicant, a $200 admin fee and a $500 deposit.

    Does The Kirby allow pets?

Yes, two pets at up to 35 pounds each when full grown. There's one $300 fee for one or two pets and $20 a month per pet. The breed list includes Akita, Husky, Chow, Pit Bull, Doberman, Rottweiler, German Shepherd, St. Bernard and Great Dane, among others.

    Is there guest parking?

Not according to residents. Each home gets an assigned space in the garage for a monthly fee. Reviews from 2021 to 2026 say there are no guest spaces, other cars sometimes take assigned spots and the garage gates are often open.

    Who runs The Kirby?

Sentinel Real Estate, whose name is on the property's website. A New York investment group owned the building from 2016 and listed it for sale in July 2023. A property records site shows a September 2023 sale for $39.3 million but doesn't name the buyer. The office staff changed in early 2024.

Do the homes have washers and dryers?

Some do. The property lists full size washers and dryers in select homes, and there's a laundry room for the rest. A resident wrote in August 2026 that the shared machines cost $2.50 a load, so ask for a home with its own machines. Laundry in the basement of a 1913 building gets old fast.
