Questions people ask about Residences at the Grove
What fees come on top of rent?
The fee data behind the floor plans page, checked October 30, 2026, lists $228 a month in required fees. That's a $105 amenity fee that covers the concierge, $75 internet, $30 trash, $10 package service, $5 pest control and a $3 utility billing fee. Electric, water, sewer, gas and stormwater are billed by use, and liability insurance is required. To apply, it's $90 per applicant, a $400 admin fee and a $1,000 deposit that becomes the security deposit.
Is parking included?
One unreserved garage space per bedroom comes with the rent, and each extra space is $200 a month, the October 2026 fee data says. A resident wrote in October 2026 that Gables towed residents who hadn't signed up for a new parking app. A visitor was towed from guest parking in September 2026, so register every car.
Who manages it, and did anything change?
ZRS Management ran it until Gables Residential took over on September 23, 2025. Some residents praise Gables' manager, Ana, and the handoff. Others wrote that overnight desk coverage ended and packages were left outside the lobby. In September 2026, one wrote, the pool was green with dogs in it.
Have there been garage break ins?
Car break ins and thefts came up in 2023 and early 2024, including in resident parking. A resident wrote that ZRS put a guard at the gate until it was fixed and paid for broken windows. We haven't seen reviews about garage break ins since 2024.
Does it allow pets?
Yes, up to two pets, with a $500 fee and $30 a month per pet, the October 2026 fee data says. Breed rules aren't published, so we check them for your pet before you apply. There's a dog park on site, and the Turtle Creek trail is about 9 minutes away on foot.
What are the homes like?
Studios to three bedrooms plus penthouses, with engineered wood floors, granite counters, GE appliances, high ceilings and a full size washer and dryer. Some have wine fridges, custom closets and balconies facing downtown.
