Is it right for you?
1900 Pacific is a 1952 downtown office tower with big windows and a rooftop pool deck on the 18th floor. It has an art studio and a music room too. Two things to know before you tour. Floors 13 to 16 became Marriott extended stay units in 2025, so you'll share the lobby and elevators with hotel guests. And the garage is a separate building across a skybridge, with ramps residents have called tight since 2018.
A good fit if
You want an older downtown building with character: a 1952 tower in the Downtown Dallas Historic District, with tall windows
You'd use an art makerspace, a basement music room and a pet spa, plus a rooftop pool deck
You want Pacific Plaza park a minute away and Main Street Garden's dog run about five minutes on foot
Maybe not if
You want every home rented long term: 44 homes on floors 13 to 16 are now Marriott serviced apartments
You want a big pool: residents call the rooftop pool small and about 3 feet deep
You want easy parking: the garage is a separate building with narrow ramps, reached by a skybridge

An older building
The tower dates to 1952. Reviews in 2018 and 2026 mention leaks, and a 2026 visitor wrote that an elevator shook.
Parking
The garage is a separate building with tight ramps, partly rented to Enterprise. Dallas 311 logged 72 parking violation reports at the address since 2020.
Noise: busy
The street scores 67 out of 100 (higher is quieter), mostly from traffic. Downtown traffic and nightlife are right outside on Pacific Avenue. A 2018 resident on the 17th floor heard people walking up to the roof deck.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
816 reports in the last 12 months in this small area around the building. 161 were against a person. A typical area this size nearby has 52.

Questions people ask about 1900 Pacific Residences
What changed on floors 13 to 16?
In spring 2025, the owners turned 44 homes on floors 13 to 16 into Apartments by Marriott Bonvoy extended stay units. They're leased as a block to the Renaissance Hotel St. Elm next door, an affiliate (Colliers financing memorandum, 2025). Residents on those floors wrote in March and April 2025 that they got 30 days' notice to leave or move to a lower floor. The rest of the building is still regular apartments.
What fees come on top of rent?
Apartments.com, read in October 2026, lists $32 a month in required fees: $21 trash, a $3 utility charge and $8 pest control. Garage parking is $105 to $150 a month, one space per home. To apply, it's $75 per applicant and a $175 admin fee. Pets are $500 each plus $25 a month, with no pet deposit.
How does parking work?
You park in a separate seven story garage with assigned spaces and walk over on a covered skybridge. Enterprise rents part of the garage. Residents from 2018 to 2025 call it tight, with narrow ramps and low ceilings, so bring the car you'll actually drive to the tour and try the ramp.
What's on the roof?
The 18th floor has a pool deck of about 7,450 sq ft with an outdoor clubhouse room. A 2018 resident called the pool small and about 3 feet deep, and said the 17th floor hears people walking up to the roof.
Does 1900 Pacific allow pets?
Yes, up to two, spayed or neutered. Apartments.com lists a $500 fee and $25 a month per pet with no deposit. There's a pet spa in the building, and Main Street Garden's dog run is about five minutes away.
Who manages it?
Apartments.com lists Kirtland Realty Group, tied to developer John Kirtland. Sunridge Management ran it at opening and RPM Living by 2022.
