Is it right for you?

Carlisle and Vine is a small Uptown tower near the Katy Trail and Turtle Creek. Every home has 10 foot ceilings, a gas range and a balcony. Its first years were rough, with construction defects and four management companies by early 2019. Reviews since ZRS took over in 2023 are mostly 5 stars and praise fast repairs. Two elevators for 16 floors is the thing we'd ask about on the tour.

A good fit if

  • You want the Katy Trail across the street and Turtle Creek Parkway Park about seven minutes on foot, with Whole Foods about 12
  • You'd like a smaller building: 150 homes, every one with a balcony, 10 foot ceilings and a gas range
  • You want repairs done fast: residents from 2023 to 2026 say tickets get fixed the same or next day

Maybe not if

  • You want short elevator waits: two cars serve 16 floors, and reviews through August 2024 say one goes down about once a month
  • You want a big pool scene: the pool deck is small, and a 2026 resident wrote that chairs run out on weekends
  • You want to skip extra charges: required fees add $157.75 a month to base rent, per the property's fee table

Questions people ask about Carlisle and Vine

What fees come on top of rent?

The property's fee table, read in October 2026, lists $157.75 a month in required fees. That's an $85 amenity fee, $30 trash, a $20 parking fee, $16.75 for the "Teal Boiler System" and $6 pest control. The site shows a total monthly price with these already added to base rent. Utilities are billed by use. To move in, it's $100 per person to apply, a $225 admin fee, a $1,000 deposit and $50 for a garage remote. A reserved space is $150 a month and storage is $100.

Are the elevators reliable?

It's the most common complaint. Two elevators serve 16 floors. Residents wrote from 2019 to August 2024 that one car breaks down about once a month and takes about a week to fix. That leaves 150 homes on one car. We ask whether both are running before your tour.

What do reviews say about the garage?

Residents have had problems. Reviews from 2019, 2020, 2023 and 2024 describe cars broken into in the garage. A 2023 resident wrote the garage gate had been broken for months. A 2024 resident said they couldn't see anything being done about it. A reserved space is $150 a month.

Who runs Carlisle and Vine?

ZRS Management, since about early 2023. Trammell Crow Residential built the tower and sold it in June 2022 to Washington Capital Management of Seattle, the Dallas Morning News reported. Before ZRS, FirstService Residential and later Lincoln Property managed it. A January 2019 review counts four management companies in its first eight months.

Does Carlisle and Vine allow pets?

Yes. The fee table lists a $500 fee per pet and $25 a month per pet. There's a dog park, a pet lounge and a pet spa with free shampoo, and Turtle Creek Parkway Park is about seven minutes away on foot. The site doesn't publish pet limits or breed rules, so we ask the property about your pet.

Is there always someone at the front desk?

The site lists a 24 hour concierge, and a 2025 resident praised the desk for handling deliveries after hours. An August 2024 resident wrote that early mornings and weekends were hit or miss, with packages and food deliveries sometimes left waiting.
