Is it right for you?

The Continental is a 1948 bank building, raised to 11 floors in 1958, turned into one and two bedroom apartments with high ceilings and big windows, right on Main Street Garden. On October 31, 2026 one bedrooms started at $1,378, the second cheapest of the downtown towers we track. Reviews through 2025 are rough: elevators, garage break ins, night fire alarms and slow repairs. 20 of the 26 reviews from 2026 are 5 stars and praise a new office team and resident events, so ask how the building is running when you tour.

A good fit if

  • You want a historic downtown building: a 1948 bank building with high ceilings, big windows and a Millard Sheets mosaic out front
  • You want a park and dog run outside the door: Main Street Garden is about 2 minutes away
  • You want low fixed fees: the fee guide's fixed monthly charges are small, with utilities billed by use

Maybe not if

  • You need a garage you can count on: about 40 cars were broken into there in April 2024
  • You need dependable elevators and quiet nights: outages and fire alarms at night come up from 2021 to 2025
  • You want every amenity open: residents said the hot tub, rooftop and other spaces were closed for stretches

Questions people ask about The Continental at Mercantile Place

Who runs The Continental now?

LyvWell Apartments, the new name of Brookfield Properties' apartment arm, whose site lists The Continental with The Element and The Wilson as Mercantile Place. Forest City converted the building in 2013, and residents say Brookfield Properties took over by 2021. Reviews name a new manager in September 2026.

What fees come on top of rent?

The fee guide, updated October 21, 2026, lists pest control at $2.02, a Conservice admin fee of $5.25 and a water admin fee of $13.02 a month for market rate homes. You pay for your own electric and water use, and gas heat, trash and storm water are split among homes. Applying costs $85, plus a $250 admin fee and a $300 application deposit.

What about break ins in the garage?

Several residents wrote that about 40 cars were broken into in the garage on April 6, 2024, and earlier reviews mention break ins too. Ask the office what changed after that: cameras, gates, patrols. We ask the same question before you tour, and we'd rather hear a specific answer than a reassuring one.

Has the building gotten better?

Reviews from 2021 to 2025 split down the middle, 28 of 58 at 1 star, over elevators, flooding in the garage, fire alarms at night, roaches and slow repairs. The city has logged 69 code concerns at the address since 2021. 20 of the 26 reviews from 2026 are 5 stars, thanking the office team and resident events. Two September 2026 reviews complain about a new manager and a new electric billing company. Our read: the office got better in 2026, but the elevators and the garage are the same 1948 and 1958 building, so ask about both on the tour.

Does The Continental have income restricted homes?

Yes. The deal that funded the 2013 conversion set aside 20 percent of the homes as income restricted, and the official site has a page for them. We can tell you how those homes work and which ones are market rate.

Does The Continental allow pets?

Yes, up to two dogs or cats. The fee guide lists a $500 nonrefundable pet fee and $25 a month pet rent per pet. There's a pet spa and a dog walking area, and Main Street Garden's dog run is next door.
