A new building's first year
It opened in early 2026, and a June 2026 reviewer said it wasn't yet 70% leased. Expect some kinks in homes and amenities, and few resident reviews to judge maintenance by.

This building posts its rents with the special already taken off. Checked November 4, 2026. "Nearby, typical" is the middle rent for similar homes within 0.33 to 0.75 miles. The 3 bedroom listed is a 2,796 sq ft penthouse, so the nearby number for 3 bedrooms isn't a fair match.
Height here doesn't set the price as much as you'd expect. The same plan can cost more on a lower floor than a higher one, so compare homes, not plans.
67 available homes, November 4, 2026. Lowest rent on a 12 to 15 month lease, before the special.
Every home here pays $225 a month in fees on top of rent. Totals are for the lowest priced home of each size.
On top of that: parking from $15 a month if you have a car, renters insurance, and utilities. Utility bills depend on how much you use.
Apartments.com lists "Renters Liability Insurance - Third Party: Varies / mo".
From the property's own fee sheet, issued October 2026: the property's fee page, read October 30, 2026.

The special is already taken off the posted prices here.
We take a special off only when it reaches this home on this lease, spread by the day the way most leasing offices do. A cost the building posts no amount for shows as not posted, never as $0. Electric and water are billed by use, so they sit outside this number. Full cost calculator

Solid line: half the available homes of that size ask less, half ask more. Dashed line: the cheapest one, the number the cost box above starts from. Read from the tower's own listings every day since October 31, 2026 (4 days so far). Open any home to see its own price record.
Same 1 bedroom floor plan, one floor higher: about $18 more a month. Floor 2 to floor 17 adds up to about $270.
33 available homes from floor 2 to 17, each against the middle of its own floor plan, from −$186 to +$275.
Based on 33 available homes in 8 floor plans, each compared only with homes of its own plan, so size never passes for height. Asking rents as of November 4, 2026.
Parkview is the newest high rise on Turtle Creek Boulevard, about three minutes on foot from Turtle Creek's park paths. It has a rooftop pool, a staffed lobby and big glass homes. Reviews so far are almost all from tours and move ins, so there's little yet on how it runs over a full lease.
Every written review we found on Google.
“Great spot for upscale and quiet living in the city with one of the best rooftop pools.”
“The rooftop and south facing units have probably one of the best views of Uptown & Downtown.”
“When you call, you can only choose whether to talk or text with a virtual assistant.”
The light part of each bar is the share that liked it.

The street scores 73 out of 100 (higher is quieter), mostly from traffic. Turtle Creek Boulevard carries steady traffic. Dallas 311 logged one chronic noise complaint at the address, in October 2026.
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
129 reports in the last 12 months in this small area around the building. 22 were against a person. A typical area this size nearby has 52.

Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Yes. The floor plans page says the rent shown is the average monthly rent over the lease "applying all applicable specials." So the prices on this page already include the special, and we don't subtract it a second time. A reviewer in March 2026 found the base rent 15 to 20% higher than the posted price.
We found no fee sheet on the property's site. Apartments.com, checked in October 2026, lists a $150 a month resident service fee and $75 internet. Water, electric and gas are billed by use, and you need renters insurance. Unreserved parking is listed at $15 to $100 a month and a reserved space at $175. To apply, it's $75 plus a $300 admin fee, and deposits depend on screening.
No. Hanover Turtle Creek is the 21 story tower that opened next door in January 2025. Parkview is the second tower, 20 stories, on the lot next door, opened in 2026. Solomon Cordwell Buenz designed both, and Hanover runs both.
Yes, up to two. Listings show $25 a month pet rent. Zillow lists a $350 one time fee and a 24 pound weight limit for dogs. We couldn't confirm that on the property's own site, so we check it with the office before you apply.
On the roof. The property's photos and Apartments.com call it a rooftop pool, with loungers set in the water, cabanas, a fireplace lounge and grills. Residents and visitors single it out in reviews more than any other amenity.
Mixed so far. Most 2026 reviews praise the leasing team by name. But a May 2026 reviewer said calls go to a virtual assistant, and two people wrote that calls and emails went days without an answer. We set up your tour for you.
Or let us compare it with nearby towers, or just send you the numbers. One of us texts you back.
Tour times follow the leasing office's hours: Monday to Friday, 9 am to 6 pm; Saturday, 10 am to 6 pm; Sunday, noon to 6 pm.
Got it. Your request is in.
One of us texts you back. For a tour, we confirm the time with Parkview Turtle Creek by Hanover first.
