Is it right for you?
Victory Place has studios through three bedrooms in Victory Park, with a rooftop pool on the 25th floor and a concierge team residents praise by name. On October 31, 2026 studios started at $1,685 and one bedrooms at $2,020, with up to $2,000 off the first full month on select homes. After Weidner took over in late 2024, residents wrote about elevator entrapments, new parking rules and fees. Reviews in 2026 are much kinder.
A good fit if
You want a studio in a tower, with plans starting at 535 sq ft
You'd use a rooftop pool and sky deck on the 25th floor, facing the downtown skyline
You want to walk to American Airlines Center, the Katy Trail and Victory Station
Maybe not if
You want an easy drive home every night: residents wrote that arena event traffic blocks the way three or four days a week
You want free guest parking: 2025 and 2026 reviews describe paid guest parking with penalties
You want reliable elevators: a 2025 resident counted 18 entrapments in six months, though a 2026 review says they've improved

A resident counted 18 entrapments from September 2024 to March 2025, and outages came up again in December 2025. An April 2026 review says they've improved.
Parking rules
In 2025 paid VIP parking grew and guests moved to a paid system with penalties.
Noise: active
The street scores 68 out of 100 (higher is quieter), mostly from traffic. Arena crowds and event traffic around American Airlines Center fill the streets on game and concert nights.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Police reports
460 reports in the last 12 months in this small area around the building. 76 were against a person. A typical area this size nearby has 52.

Event nights nearby
Game and event nights at the American Airlines Center. The arena's calendar lists 37 Mavericks home games, 32 Stars home games and 14 concerts and shows between November 2, 2026 and April 27, 2027, most starting between 6:30 and 8:30 PM and a few on weekend afternoons. On those nights Victory Park streets and garages fill up before the start, and traffic out of the area moves slowly after the final buzzer or encore. If you're touring or moving in on a weeknight, ask us to check the arena calendar first. The American Airlines Center is under a mile from this tower.

Apartments.com, read October 30, 2026, lists a $50 amenity fee, $20 garbage and $5 pest control each month. Water, sewer and a billing admin fee vary with use. Renters insurance runs $11 or $15 a month through the property, or you can bring your own. To apply, it's $85 per applicant and a $250 move in fee, and the deposit varies by home. A 2025 resident wrote of paying $120 a month for amenities, so we confirm the current amount before you apply. Go by the figure the leasing office quotes.
Are the elevators reliable?
They were a big problem in 2025. A resident counted 18 elevator entrapments from September 2024 to March 2025. Another wrote in December 2025 that at least one elevator was out or reserved for moves nearly every day. An April 2026 review says they've improved a lot. Parking is reached by a separate garage elevator.
What is it like on American Airlines Center event nights?
Busy. The tower is across the street from the arena. Residents wrote in 2025 and 2026 that event traffic, and the officers directing it, can block the entrances on game and concert nights. The upside is you can walk to every game and show. Check the arena calendar against your commute before you sign; a 7 pm tipoff and a 6:30 arrival home don't mix.
Where do guests park?
Guests use a paid system. Residents wrote in 2025 that free VIP parking ended and there were more paid VIP spaces. A February 2026 visitor wrote that a failed parking payment led to a penalty and collectors.
Does Victory Place allow pets?
Yes, up to two pets per home. The pet policy lists a $200 refundable deposit, a $300 fee and $25 a month per pet. Restricted breeds include pit bulls, Rottweilers, Dobermans, German Shepherds, Great Danes, Akitas, Chow Chows and a few others. There's a dog park and a dog spa.
Who owns and manages Victory Place?
Weidner Apartment Homes, since September 2024. Novare Group built it in 2017, and Lincoln Property Company ran it at opening. Residents say Willow Bridge managed it for a time before Weidner.
