Is it right for you?

Hanover Preston Hollow opened in spring 2025 with 213 homes. Its 22nd floor has lounges, a gym and an open air terrace, and there's a rooftop pool deck, concierge and valet. Reviews since spring 2025 are nearly all 5 stars, with praise for maintenance and the leasing team, though a good share of them describe a tour rather than a lease. Two required monthly fees add $225, and the posted rents already count the current special, so don't take it off twice when you compare.

A good fit if

  • You want a brand new tower with ceilings up to 11 feet, gas ranges and big closets
  • You'd use a 22nd floor amenity level with a gym, lounges and an open air terrace with fire pits
  • You want concierge and valet, with Preston Center's shops about 5 minutes away on foot

Maybe not if

  • You want low fees: a $150 resident service fee and $75 internet come every month, and reserved parking is extra
  • You want a big pool: a resident says the pool is small and gets crowded on summer Saturdays
  • You want to walk to nightlife: it's a driving neighborhood on Northwest Highway

Mostly tour reviews

Most of the 5 star Google reviews come from tours or name one staff member, often several on one day. Five came on May 23, 2026, four of them about the maintenance supervisor.

Noise: busy

The street scores 64 out of 100 (higher is quieter), mostly from traffic. Northwest Highway is a busy road on the tower's front, but residents describe the homes as quiet. Stand on a south balcony with the door shut and then open to hear the difference.

Flood risk: low

FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Questions people ask about Hanover Preston Hollow

When did Hanover Preston Hollow open, and who built it?

The Hanover Company built it, opened it in spring 2025 and manages it. Ziegler Cooper Architects designed its 23 floors and 213 homes. It stands on the site of the Preston Place condos, which burned in 2017, CandysDirt reported.

What fees come on top of rent?

Apartments.com, read October 30, 2026, lists a $150 resident service fee and $75 for internet every month. Water, sewer and electric are billed by use, and renters insurance is required. The application fee is $75. The property itself doesn't publish a fee sheet, so we ask the office about each one. Go by the figures the leasing office quotes.

Do the posted prices include the special?

Yes. The site says its rent is the average over the lease "applying all applicable specials", so we don't take the special off again on this page.

How does parking work?

There's valet and a garage. Apartments.com lists reserved spaces at $175 to $500 a month, plus private garages and EV charging. A 2025 review says three bedroom homes get two spaces and a third costs extra. We ask the office about that for you.

Does it allow pets?

Yes, up to two dogs and two cats. Apartments.com lists a $350 pet charge, a $350 pet deposit and $30 a month per pet. It lists a 25 pound dog limit too, which another listing doesn't show, so we ask the property which is right. There's a pet spa and a dog park.

Is everything open now?

Yes, as far as reviews show. Residents in fall 2025 wrote that the pool, gym and amenity floor opened weeks late, but reviews since early 2026 say the amenities are open and well kept.
