Is it right for you?

The Kincaid sits at the edge of The Shops at Legacy, with Legacy West across the tollway. Homes have full size washers and dryers, and there are two pools. On October 31, 2026 one bedrooms started at $2,101, against $2,956 at LVL29 across the tollway in Legacy West. Reviews from 2023 on mention bar noise on weekends, elevators that are often down and work orders that stall.

A good fit if

  • You want to walk to restaurants and bars at The Shops at Legacy, with Legacy West across the tollway
  • You'd use two pools: a courtyard pool and a lap pool on the 7th floor deck
  • You want the tollway at your door for a commute north or south

Maybe not if

  • You want quiet weekend nights: residents wrote about bar music until 2 am and loud cars, mostly on lower floors
  • You don't want to wait on elevators: a 2025 resident wrote that with two passenger elevators, one was down almost every day
  • You want a big grocery on foot: the nearest major grocery is about 7 minutes by car, and a 2020 resident said the same

Questions people ask about The Kincaid at Legacy

What fees come on top of rent?

The fee calculator, read October 30, 2026, adds $48 a month: $25 trash hauling, a $15 amenity fee, $5 pest control and a $3 trash admin fee. A water admin fee on top of that varies with use. Water, stormwater and electric are billed by use. A reserved space is $150 a month and a private garage $375 to $750. To apply, it's $85 per applicant and a $250 admin fee, and the deposit runs $300 to $2,500.

Is it loud living next to The Shops at Legacy?

It can be on the lower floors. Residents wrote from 2018 to 2023 about live music and bar noise until 2 am on weekends, plus loud cars. One said the sound carries most on the first five floors. Ask for the 8th floor or higher on the tollway side if you want the shops close and the music far. Then stand on the balcony on a Saturday night before you sign.

Are the elevators reliable?

Not reliably. The tower has two passenger elevators and a service elevator for 300 homes. A resident who moved out in October 2025 wrote that at least one was down almost every day. We ask whether the elevators are working before your tour.

Does The Kincaid allow pets?

Yes. The fee calculator lists a $400 pet fee and $25 a month pet rent. The site doesn't publish limits or breed rules, so we check yours with the office before you apply. There's a fenced dog park, and the 7th floor deck has dog areas too.

Who owns and manages The Kincaid at Legacy?

Intercontinental Real Estate Corporation of Boston bought it in January 2020 from its developers, High Street Residential and Principal. Greystar manages it today.

Is parking included?

The garage has controlled access, but the fee calculator lists only paid options: reserved spaces at $150 a month and private garages at $375 to $750. We confirm what comes with your lease before you apply. Go by what's written in the lease.
