Leaks and mold
A March 2026 resident reported a shower leak and mold and said it hit several homes.
Noise: active
The street scores 68 out of 100 (higher is quieter), mostly from traffic. The noise score comes from the Dallas North Tollway and Gaylord Parkway; Kaleidoscope Park events add amplified music on some days.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.
Keep our help free: on your first visit, tell the leasing team you're working with Dallas High Rise Apartments. On your application, choose "Locator" under "How did you hear about us?" and write our name.
HALL Group built it as the first residential tower in HALL Park and opened it in late 2023. A November 2025 resident wrote of a positive change in upper management, and a March 2026 review names Cushman & Wakefield as upper management. We confirm the current manager before you tour.
What fees come on top of rent?
The fee table the community gives Apartments.com, read October 30, 2026, lists a $100 amenity fee and $5 pest control each month. It lists trash and a water and sewer admin fee too, with no amounts. Gas, water and sewer are billed by use. Applying costs $100 per applicant plus a $250 admin fee, and a $150 smart home fee is due at move in. We go through your full first month of charges with you before you sign: a 2026 resident got a surprise bill for fees that hadn't been charged.
How does parking work?
The garage has assigned spaces, EV charging and free valet, and private garages cost extra. Apartments.com lists reserved parking at $150 a month; whether one space comes with the rent isn't stated, so we confirm before you apply. Residents in 2024 and 2025 wrote about garage gates that stuck and break ins in the garage, which is shared with an office building.
Is it noisy next to Kaleidoscope Park?
On event days, yes. An October 2025 resident wrote about day long events with heavy bass starting at 8 AM on a Saturday. Others like the weekend farmers market and events. A home facing north or east, higher up, is the quieter pick. We get the park's event calendar from the office before you choose a side.
Has the building gotten better?
Reviews from January to August 2025 complained about elevators down, trash chutes jammed, unheated or closed pools, slow repairs and short staffing. Since November 2025, 31 of the 44 reviews are 5 stars, for the concierge and maintenance teams, though a March 2026 resident had a shower leak and mold. Eleven 5 star reviews came on July 1, 2025, and nine on July 1 and 2, 2026, so weigh the dated resident reviews more than the average.
Does The Monarch allow pets?
Yes. Apartments.com lists a $400 pet deposit, a $400 pet fee and $25 a month pet rent per pet, with no breed restrictions listed. There's a pet spa, and Kaleidoscope Park is next door.
