Is it right for you?
The Gabriella has a full Tom Thumb in the base and an infinity pool facing downtown on the 6th floor. Deep Ellum's bars start about 13 minutes away on foot. On October 31, 2026 one bedrooms started at $1,449 with six weeks free, one of the five cheapest one bedrooms of the 75 towers we track. Reviews say Berkshire fixed some of what went wrong under Greystar, but elevator outages, garage break ins and smoke smells still come up in 2026.
A good fit if
You want groceries downstairs: a full Tom Thumb with a pharmacy is in the building's base
You'd use an infinity pool that faces the downtown skyline, plus a golf simulator and a dog park on the same 6th floor deck
You want to walk to Deep Ellum and downtown, with Carpenter Park about 12 minutes away on foot
Maybe not if
You need dependable elevators: outages for weeks at a time come up in reviews from 2021 to April 2026
You want a garage without break ins: car break ins and thefts run through reviews from 2022 to June 2026
You want no smoke smell at home: residents wrote in 2025 and 2026 about smoke drifting into their homes

Outages lasting weeks come up in reviews every year from 2021 to April 2026. Ask which cars are running before you sign, especially for a high floor.
Garage break ins and towing
Car break ins and thefts inside the gated garage run through reviews from 2022 to June 2026. Apollo Towing patrols, and residents have been towed over plate entry mistakes.
Smoke drifting into homes
Residents wrote in December 2025 and August 2026 that smoke from other homes gets into theirs, and one planned to file a city code complaint.
Noise: busy
The street scores 62 out of 100 (higher is quieter), mostly from traffic. The noise score rates the street busy. Residents mention hearing neighbors on shared balconies and dogs left out on balconies late at night.
Flood risk: low
FEMA puts this address outside its high risk flood area. Renters insurance doesn't cover floods, cars in the garage included.

Greystar built it and opened it in 2020. Its lender, an affiliate of Ares Commercial Real Estate, took the building at a foreclosure auction on February 6, 2024. Berkshire Communities has run it since spring 2024. Residents credit Berkshire with ending Airbnb stays, new flooring and tire spikes at the garage exit; 2026 reviews praise a new office team.
What fees come on top of rent?
The property doesn't publish a fee sheet, so we get it before you apply. Here's what the site says as of October 2026. Water and sewer are billed by use through Conservice on the rent bill, and you set up electric and internet yourself. Parking in the garage is included, and private garages cost extra. Pets are a $300 fee and $20 a month each. Breaking a lease costs two months' rent plus any concessions, with 60 days' notice.
Are the elevators reliable?
Not reliably. Outages that last weeks come up in reviews every year from 2021 on, and a resident wrote on April 21, 2026 that the elevators are down all the time. A 2025 review says the tower side has two elevators, so one out means long waits. A 14th floor home with one car running is a different life from a 4th floor one. We check which cars are running before your tour.
What about break ins in the garage?
Car break ins and thefts in the garage show up in reviews from 2022 through June 2026. A June 2026 resident wrote about a break in at their home, too. Residents say Berkshire added tire spikes at the exit and ended Airbnb stays. Apollo Towing patrols, and a June 2026 resident was towed over one wrong digit on a registered plate, so check your plate in the system.
Does The Gabriella allow pets?
Yes, up to two cats or dogs, with a $300 fee and $20 a month per pet. Breeds on the restricted list include Pit Bulls, German Shepherds, Huskies, Dobermans and Rottweilers. The dog park and pet spa are on the 6th floor deck, and Meadows Dog Park is about 9 minutes away on foot. Dog waste in the halls is a common complaint, most recently in May 2026.
What's in the building's base?
A full Tom Thumb grocery store with a pharmacy, the most praised feature in reviews from 2021 to 2026. Residents take the elevator down in house shoes for milk, and that's most of the pitch. The lobby and leasing office are on the ground floor too, and the pool, gym and dog park are on the 6th floor.
